13X 6.6 ft bath. Need ideas pics included.

Potential new house (offer made).

The bath has a weird layout. Hate how the toilet has no
Privacy and is fairly prominent placement.

I rarely take a bath and would prefer a big tiled shower.
Also would like a linen cabinet.

I found a pic of a house with same plan to
Show the placement visually. I may be able to bump out in the bedroom for a toilet placement. Br is 13x15.

Any ideas?

I also added a design I came up with. Hate to lose the tub but maybe thats best in order to have big shower, linen and somewhat hidden toilet.

I hope you don't mind i put the images on. Makes it easier for member's to help. I would love to know what software you used to draw the design.

So you have two issues: the shut-off valves need to be accessible in case you have to shut of water to the bathroom to do repairs, have a leak, etc. That's what's in the access panel in the corner of the room that we're trying to find another place for... The shower valves are behind the handles ("trim"), behind the tile, inside the shower wall. Since you're considering doing away with the access you currently have and creating a finished, tiled wall on that wall, you want to be sure that all the plumbing in there is in top notch shape and won't need replacing soon. In a situation where there's just drywall on the other side of the tiled wall, it's not a big deal to cut out the drywall, replace the valves, replace the drywall, finish and repaint. Doing the same thing on a tiled wall is a lot harder and more expensive. You just need to think about how you'd handle that scenario in the future (for your new shower plumbing) and if I were you, and you have the budget, I'd go ahead and replace the valves in the old shower, from the back of the wall while you're reno-ing the new bathroom. (Although I have only done this from the front/tiled side, I am pretty sure it can be done from the back side without damaging the tile) Then you won't need to remove the old bath's tile at all. Your old bathroom probably has the sort of showerhead/handle/faucet/valve that comes all together as a kit... but in your new shower you're likely to be buying seperate valves & trim. It's kinda confusing, depending on what you're adding (just a showerhead and one control? Or, also a handshower or body jets?) Keep in mind when you start shopping for these parts that if you do it a la carte from Kohler, Grohe, etc, you need to get a valve and trim (that's the guts and the shiny handle) for each component. I was dismayed at first because I found the picture of the handle I wanted on an online plumbing store and thought to myself, well, that's not too expensive!... it was like $100... and then realized that was the TRIM ONLY and I still needed the valve which was another $200!

I like the overall bones of the plan. I think that if it were me, I'd make the following tweaks (of course, this is all personal preference): 1) Windows in dining room and den--change to 1 set of 2 double hung windows stuck together, rather than 2 separate double hungs. I prefer wider windows than multiple smaller windows. This is also easier with window coverings. Instead of 4 panels, you'll only need 2. 2) Stairs to basement, I'd open the stairs to basement on the family room side. I just personally really dislike enclosed stair cases. I'd add a door at the bottom of the basement steps if you plan on closing that space off. that open top stair well will also give you more flexibility in moving large objects downstairs. 3) Garage entry--I'd carve out a small place to hang my coat, drop my keys, etc. It doesn't sound like you have kids living at home, but I'd still want a place for DH and me to drop our things. 4) Is there a way to get a window into your main floor bath? You are so close to an exterior wall. May be a little bit of reconfiguring can get a window in there. I love natural light, especially in a bathroom. 5) Stair landing on 2d floor-- Open up stairwell by moving door to bonus room to left about 6 ft. You can still close off that space, but at least you'll have a more open stairwell (and also give you more flexibility in moving large objects upstairs). Me, personally, I'd also open the stairwell to the nook so that you can get natural light into the stairwell area. You could add a door between the nook and the bonus room if you want to close that space off, may be even double french doors? Also, I'd get rid of the wall right in front of the stairs between it and the bathroom. 6) 2d floor bathroom--I'd push the sink into the storage area. You have so much space upstairs, it seems kind of too bad to make a cramped little bathroom upstairs. 7) Bigger windows in bedrooms 3 & 4 Anyway, it sounds like you guys are empty nesters. In building the house, it sounds like you want the ability and flexibility to live on only 1 floor. That being so, I'd just be careful not to make the other spaces seem like second class citizens in the house. The main spaces just seem so much nicer and sunnier than the other spaces. Although the other spaces don't have to be as nice, it doesn't take that much to add bigger windows and give those spaces an airier feel. Just my 2 cents. Good luck!

thanks for all your great responses and kind comments on my room. We do enjoy our room! I am going to look into the anti-glare window tinting products. when I did an original search on anti-glare, it came up with a lot of computer screen products. I need to do a bit more searching. Boxerpups - thanks for posting all of those great inspiration pics. I am definitely not planning on making them myself. as I look at them, I like pics #1, #3 and the last one. I am a bit of a minimalist and too much pattern or frou frou is definitely not for me. What do you think is on the windows in pic #3? Some sort of roller shade? Also, do you think I can get roman shades like pic #1 in an 8 ft length? Do you have the source for those photos? maybe I can find out what the products are if I know where the pics came from. I also had another thought - we are planning to upgrade our basement from semi-finished to finished and it will be a great place for watching movies and football on a cold winter day. My husband and I were just down there this weekend discussing ideas for the upgrade. If I take the $$ that I would spend on a window treatment (which I think could end up being rather expensive) and get started on the basement remodel sooner rather than later, I can keep my undressed big window and my DH would still have a place to watch daytime TV (without a glare). After this thought, I called our contractor next door neighbor and left a message to get some estimates on the things we need done in our basement to make it comfortable. I am going to run this all by my husband and see what he thinks about getting started on the basement right away.

Beautiful gardens, fmroberts and joann. I'm still working on ours (I need color!) but would also suggest something tall to the left of the door doesn't even have to be that close, you could pull out low plant(s) there and put the tree closer to the corner where you would see it more from the drive. Then low plants, sun or shade depending on what you have there (though there will eventually be shade from the tree). Deer-resistant plants include holly, juniper, Siberian cypress (loves sun, looks like juniper but not prickly, though it does turn bronze in winter). I haven't had problems with them eating my boxwood. I just planted wintercreeper (though that can really spread) so I don't know if they will eat it in winter. Roses would do well there if sunny. Montauk daisies might do well, the deer didn't bother them last year, they get bushy quickly and bloom in Oct. Cypress, boxwood, and newly-planted Montauk daisy to right (sorry no good pix of it in bloom but it grew a lot just in 8 months or so since I took this pic in Sept 09) The cypress and boxwoods have really grown too - this was 4/08

As far as my input on the potential design I don't care for the corner shower like you have it drawn in. I would hesitate to remove the tub, for resale it could be a deal breaker unless you did the shower so remarkable to outweigh the loss of a tub. I don't use my tub often but I do enjoy a nice long bath on occasion.

I wouldnt do a corner. I just didnt have any showers in the program that size. It would be a normal rectangular shower. I have checked with a local realtor. Most new houses are being built with a large master shower and no tub.
The guest bath includes the tub. So I think for resale I am ok.
The shower you posted above is what I would want. .

Oh by the way, I used Lowes free room designer. I believes its based on the program ikea uses for their kitchen designer. It has limitations, but it was free.

The toilet should have 33-35" for install and min. 20" (pref. more) in front, so let's say 34+20=54". You posted that wall is 66" (6'6"), leaving only 12" to the wall. There definitely is no room for a vanity there.

What kind of development are you in? Are most of the houses family homes or empty nesters? If empty nesters, removing the tub should be no problem b/c it's harder for us seniors to climb in and out. But, I am a little skeptical if your neighborhood is mostly families. Parents usually want to bathe in their own bath, for their own quiet time, or so as not to disturb sleeping children in bedrooms nearby.

The short wall is exactly 80 inches. Sorry if I missed diving into feet. I believe a min of 76 would be required right?
21 for the vanity, 20 for space, 35 for toilet. The toilet I want to use is 28.75 depth. Am I miscalculating?

The neighborhood is an older established area. It skud to single people and those older with grown kids. I will double check with a few other realtors to make sure.

My apologies. I read it as 6'6", and calculated as 66"..duh.
I agree you could put in a make-up vanity here, but sitting at it may be tight though. Could you move the make-up vanity to the shower end? This would put a sink closer to the toilet, for hand washing, freeing wall space for hanging towels and give room behind the vanity seating.

With the toilet gone at the end of the shower, you could put a storage cabinet in it's place.

Just be aware that moving the toilet is very involved and expensive. A new waste line has to be run down and a new vent line has to be run up through the roof. Then both of the old ones must be removed and holes repaired. Water shouldn't be a problem, since it's on the same wall as the removed tub. It's just a matter of rerouting it in the wall to the toilet location.

I could do that but wasnt sure if it would be weird to have the sink in front of the window. With the vanity seating usually women use a makeup mirror on the counter. What do you think?
