Help! What recourse do I take for this?

Hey everyone,

I am a newbie green thumb and live in a climate with long harsh winters. So I have been raising some plants inside my room. I bought this succulent cactus from a greenhouse that had super duper brilliant light and was very humid, enough so that it was in artificially in bloom. I moved it into my room in my house, probably about a 70% reduction in light. It lost a lot of 'branches' but I assumed it was due to the shock of transfer. But having it for a few months now, it doesn't seem to be thriving, but it is still surviving. Never the less, it seemed to be enduring just fine, but I checked it and noticed that it had some kind of fungus growing on it! I am at a loss of what to do about it. Help please!

Take a look at some carbuncled Echeveria/hybrids of Echeveria gibbiflora. I don't think that's a fungus; it looks like it's an awesome E. gibb. hybrid to me. Young plants won't develop the carbuncles until they're a bit more mature.

That said, it's not going to live indoors, or it'll barely survive and keep worsening. It needs full sun, and shock of transfer has nothing to do with the leaf loss, really. It's not going to come back from this if its conditions don't change for the better. Echeveria aren't indoors plants.

Now, long, harsh winters I understand...in that case you've gotta make do and water very little, and keep them going until you can get them outside again.

I believe teatree (Colleen) has it figured out. I would look up the word carunculated (although carbuncled is close for a description) Echeveria. If it isn't that, we need a more clear pic of your leaves.

Maybe you can tell us...can this stuff be wiped off your leaf?

It does sound horrid, and I empathize about lack of sleep (if I don't get enough, I'm worthless). My mother has Restless Leg Syndrome (they make medication for it) and she does not stomp or thud around the house at night (or day). It's just as is sounds, her legs are restless during sleep and might involuntarily kick, jerk or twitch. I was thinking about the LL's perspective, tho. If I had a tenant that was disturbing others, but said tenant told me they had a medical condition that led to frequent need for nocturnal walks, I'd probably find myself in a pickle. Even if I knew the condition, and that symptoms or remedies didn't mesh, I'd still be in a pickle. I know this is a stretch, but say LL keeps after stomping tenant. Stomping tenant could well produce a doctor's letter that says 'my patient needs to walk at night for relief'. That's just something a LL really doesn't want to push, because pushing it hard enough might find them slapped with a discrimination suit or something. But obviously you can't continue to live like this. I'd suggest something along the lines of larke's suggestion. Be sure to let LL know you understand that she might be dealing with a tenant's medical condition, and you respect that. (That will help keep LL from being put on the defensive. A defensive LL is an uncooperative LL.) Then let her know that you are developing health conditions of your own, find that you can't perform your job as expected, find yourself nodding off at inappropriate times, your heart races at night when stomping starts, etc. (Yes, the hassle part of changing units would be as camlan mentioned in 1st paragraph, 12/5 post.) Despite LLs predicament, and upstairs tenant's stomping, you are still entitled to peaceful enjoyment. Hopefully you can get it with some good old-fashioned open communication and a little psychology thrown in when talking with LL.

Know what you want. Tell them the story, with your reasons as to why you feel that they should pay the fee. Be courteous. Be persistent. Most of which you've done. Have you asked for an interview with the branch manager? If unavailable, gone to their office and asked to speak to the broker, or, if s/he refuses, the branch manager? Take a book with you, so that, if you're told that those two are busy, you can sit down and wait. Likely they'll see you before the end of the day. Then go for their arbitration procedure - Dave's probably right: when they realize that you're not going away, they'll at least negotiate, most likely pay the whole thing, to get you out of their hair. In the light of the egg on their face that many of the large brokerages have been caught with recently, they are trying to improve their image. Be careful not to sign a paper saying that you accept the result of their arbitration procedure as final - for you want to keep the door open to go to small claims court if the arbitration result is unsatisfactory. Small claims court doesn't cost you much, and you can add those fees to the amounts that you're claiming. And ML won't want to go there - they'll have to send a high-priced lawyer - which will cost them more than paying you before the court date. Be careful to take action step by step, to not skip several steps in the procedure, as any one of them can turn out favourably for you. Good luck. joyful guy

When I've had my home on the market, there has always been at least one realtor who doesn't leave a card. They are busy talking to the client, flipping on lights or whatever. Or maybe they run short while they are out for the day. As for not calling your agent, you are making some big assumptions that the buyer and/or agent tried to raise and lower the door (not something most folks do on a first viewing of a property -- or that I've ever done prior to an inspection) and knew that the wires had come loose. Chances are greater they came undone when your DH left and that the buyer and agent just stuck their nose in the door of the garage and saw how big it was, whether there were any cabinets or shelves built-in, etc and went back into the house -- IF they looked at the garage at all. If that was a new garage door and both wires came undone, it really sounds like a bad installation job. I'd call the company that did the installation and have them come take care of it. If it was DIY, time to call a garage door pro. I wouldn't worry about the lock box. The simple explanations are usually the right ones.

Well, on second look...maybe there are two circular pink-ish areas on the leaf, one toward the center and the other toward the end of the leaf. I'm not sure (the photo quality)..?

Yeaaah, should have typed "carunculated" instead. :)

I'm not pickin' on ya, Colleen...really! I've noticed several people use that term instead of carunculated.

I, too, did not notice those circular spots till you mentioned it. Ha looked at the photo on my phone initially. Now on laptop, it's more obvious. It's possible this plant is infected w/a virus. If so, I'm not sure there's anything you can do to help it, other than cut off infected areas & hope new leaves will grow w/o this ailment (but not positive about that). I would quarantine it from any other plants you have, just in case.

Thanks for your insights everyone. The carunculated growths are pretty cool, hey? (I too didn't know what they were called...) ANd yes, in fact I was referring to those circular growth spots... I did try wiping them away, but they were growing out of the plant itself. I decided to cut off the infected branches and hope for the best. I will have to wait until the spring to take it somewhere for a more permanent settlement! As of now I have it in the most sunlight available so we'll see how it fairs...
