Considering my options and everyone has a different opinion!

I am finally getting around to working on our backyard. We have no grass - just weeds. We plan on mulching 1/3 of the yard and trying to do a lawn in the rest of the yard. I have started doing my homework and I am having a hard time deciding what is best.

Here is my situation in Athens, GA:

* compacted red clay soil

* full sun

* typically drought-like conditions from July to October

* watering restrictions the past 2 out of 3 summers

* on a budget

* Med to low traffic yard

Bermudagrass - but I don't want to fight the battle with my flower beds and I can't afford to sprig the entire yard

TT Perennial Ryegrass - quick green lawn but the hot summer would be hard on it and it requires lots of mowing

Centipede - slow slow start up, but good once established.

What would you do?

I do intend to aerate the heck out of the yard and top dress with compost before seeding. Thanks!
