Comments (6)You'll need to call a number of banks and ask if they make CP loans to owner-builders. Not all banks make construction loans anyway. So, you'll weed some out quickly. Once I found the ones who do, by phone, I asked for someone in their mortgage lending division who has experience with construction loans. It's a whole different product than regular mortgages. The reason you want a seasoned person is that your lender can provide you with invaluable, free consulting information about the process. Here in Atlanta, GA, I found two experienced lenders and chose the more patient one who has given me loads of help. Most of them just wanted to quickly quote me a rate and move on; just salespeople. There are only about 10 of the big nationwide banks that do construction lending. Your situation as OB is viewed by banks as being higher risk. But all lenders will bring your land into the loan (they wouldn't want to lend money on land they have no claim to.) So, you might do better with the bank that already has the loan on your land. Comments (0)Hello, newbie here doing an owner/builder spa only. Wondering if anyone could recommend some considerations/must-have equipment for an in-ground spa. The spa is approx 11'x8' oval freeform shape. The spa will have a natural boulder waterfall going into spa and then a spillover on the front side that goes into a separate pool below. Specifically wondering number of pumps, size of pumps, size of heater, air-blower or no air-blower? Any recommendations that should be considered during the spa construction process. Comments (21)I have done a ton spa systems lately with waterway jets ( I prefer the standard poly jets over the poly storm). You can typically do 7-8 waterway jets on a VS pump through the filtration system. I would use a seperate 2hp pump if you want a total of 16 jets. This way you will have multiple levels of jets, especially if you tie the jets together. There is very little to gain by having a variable speed jet pump. Don't use minijets for calf jets, you will regret it later, you can always turn down the jets if they are too strong using their internal shutoff. I like to tie the jet lines in with the filtration lines because when running on a low circulation speed, speed for the heater, the jets are less likely to draw in air which cools off the water. If you are not using the jets, you really don't want air drawn into them. To make all this work, you will have to install a check valve in the spa return line, as well as the jet return line to prevent backwards water flow through the systems. I would also consider using the waterway channel drains if you have space they are good for 316 gpm @3.9fps It will be easier to install, and will look alot cleaner than 3 individual round grates.
