I work for an interior landscaping company, but we also do some large outdoor containers for upscale apartments and hotels. Landman and Odie are right on. Charge an appropriate fee - this is a business, not merely a labor of love, right? I bought one of those sink hoses for my personal use and I hated it. It was hard to fasten to the sink and often leaked, spraying water EVERYWHERE. And the hose was such a small diameter that it took forever. For three pots, you will be way better off with a pair of 2 gallon watering cans. I like the Akro Mills model since it has the fill hole on an angle that fits nearly all sinks. But try to find last year's model, the one without the built in rose on the end of the spout, because the rose drips terribly. For smaller hauling jobs, we use a large rubbermaid garbage can (called a "garbo") on a wheelbase with casters. You can fit a reasonable amount of gear in there. We also use it to haul large quantities of water around - you can fill it about 2/3 full and push about 20 gallons that way - it's heavy but manageable unless the carpet is very thick. For large hauling jobs, we have a small box truck and a driver who uses a handcart or a cart that's about the size of a small rectangular banquet table. One definite advantage of the box truck is that he can park in loading zones, fire lanes, double park, etc., and rarely get hassled. The rest of us in normal vehicles can't get away with that as easily. You can buy disposable "booties" to put over your shoes to keep the carpet clean.

Are you certain there is no ventilation to the outside? It might be a common / shared chase or duct for several units. If this is new construction and it does not have vents to the outside - the only thing "luxury" about it is the label and price - the construction sure isn't up to even budget standards. You also have a REAL problem if you are experiencing issues 3 months into use, REAL problems. You really need to exhaust the stale moist air out of the unit. Simply taking it out of the bathroom and putting it into the ceiling only transfers the area there's going to be a problem in later. Your # 2,3,4 are good practices but you still must vent the moist air out of the living space to the outside.

Definitely no to two conversation areas, but yes to opening it up and taking advantage of the entire space. You might be able to put the compressor unit on the balcony, and then feed refrigerant to a unit on the inside wall abutting the balcony. Let it cool everything, or else you have to pay for more expander heads and the plumbing. Also the heads have to drain, and I will be happy to regale you with possible issues associated with doing so. A few years ago (in NH) I had installed two Mitsubishi systems, one 4-head and one 2-head. Four of these heads are on interior walls. I think the price was near $20k to cool 2600 sq. ft. If you are only supplementing the building AC in the summer, and doing moderate cooling in the fall, you may not need a very powerful unit. I can say that the compressors and the heads are very quiet. You can hear the fan at the outdoor compressor. It is about as loud as a window fan on low. At one point one compressor developed an intermittent racket, fixed by some adjustment, when the compressor iced up trying to pull heat from near freezing humid air. They are designed to de-ice, but I think between fan alignment and ice build-up there was a bit of overlap that needed to be adjusted. You will need a hole in the wall to contain two refrigerant lines and a control power line. The lines to the compressor unit will be covered by a plastic cover. You will need an outdoor disconnect switch and power feed of 20 to 40 amperes at 240 Vac. Your balcony may be subject to a warm air breeze from the compressor unit, depending how it is placed.
