living room needs a new look

Should we have a new look with no painted brick , a boxy new top shelf out of wood on the gas fireplace? mount tv up there- not too high. That way we could get rid of the corner tv stand. Could redo corner china or not keep it. Need a carpet and different furniture. Two stressless chairs facing the fireplace? It’s a long room. I could move a painted piano where the trunk is located? Any suggestions please? Thank you so much

Lazy Boy is not high end! Any good design shop should be able to source a custom sofa for you for the same price as you were quoted at Lazy Boy. You should expect a sofa to last at least 20 years. You get what you pay for. I love my O'Henry House sofas. Have 2, 7 footers and plan to have them for a very long time. If the fabric becomes worn, I would have them reupholstered. I got a very high grade fabric that should last at least 10 years with normal wear and tear. The key to keeping your sofas in good shape is to vacuum every week and also rotate the cushions at least once a week. With down it is necessary. Everyone that sits on them, can't believe how comfortable they are. Some things are worth saving up for and I believe a good quality sofa is one of these. It is used every day and will receive the most wear and tear of all your furniture pieces.

I would use the space off the kitchen like a family room with the T.V there . The other space like a nice LR for adult conversation and why would you want a brown sofa when there is already so much brown in the space.With 2 kids I would be looking at getting rid of the carpet and getting wood floors and I for sure would not have T.V. in both spaces. I hate TV in my LR use that nice big space for some seating , not a sectional, that is conducive conversationand I would probably add a fireplace in that large space for a focal point.

The living room and dining room are one big connected area that is about 30 feet long and varies in width from 15' to 22'." That describes my project to a tee. No pets though, and none in the future. Also I have good, solid, even floors. I'm planning on engineered wood. Sounds like you might want a floating LVP type of product.

This is a bit of a reiteration, but if you love a vintage/ boho look, look for vintage pieces as much as possible. You’ll save money, too. New pieces can be great, for sure, but vintage is really special. Other sources are Chairish, local antique stores, Facebook marketplace, free on the curbside- so many! Hunting for the perfect piece is a lot of fun. I’m always on the lookout. I agree that looking at lots of photos of spaces, and noting what speaks to you, is key. The book recommended above sounds great. If you want an eclectic look, try to get in touch with what pieces/ periods/ looks you really LOVE. Different periods can mix in your space. In my 1915 Craftsman bungalow living room, for example, I have a MCM Jens Risom couch, an Eames lounge and ottoman, and a George Smith armchair (all Craigslist) , several light wood tansu chests (local shops), and several antique European pine cabinets, and armoires and a bookcase(yard sales, Craig’s and local antique store). I have Target copies of Aalto stools, stacked, for extra seating or tables when guests come. The art was collected over time, as were the lamps and ceramic pieces, from flea markets here and in Europe, and yard sales. In fact, it all was collected over time. And none of it was particularly expensive! I do love a bargain. It’s a life’s work:) and didn’t happen quickly. If you really love something, it will work with everything else. But first you need to figure out what you really love, what speaks to YOU. That’s the art of it.

the sketch is helpful but please add measurements of each wall, windows and openings. Also, may we have a picture of the wall that the couch is against and the measurement of that wall? That will help a lot. :-)

We might as well start early on the TV over the fireplace… in your room it would be far too high. The current cabinet is giving me the feeling of too much height. The height makes it dominant its corner. Think about a lower cabinet.

We are ready to present completed the completed 3D rendition with suggestions for your consideration. In this version we removed the brick fireplace and installed a freestanding gas fireplace in the corner to make more room for your furniture. Hopefully this will help answer your questions. Please let us know that you were able to review these pictures and any changes you may want. Suggestion; remove the wainscoting and paint the room a light color to make it feel bigger. No to TV over the fireplace, too high as mention by someone else. No to a boxy new top shelf out of wood on the gas fireplace. Yes, to removing the hearth and perhaps the whole fireplace and install a smaller gas fireplace as shown in the rendition.
