Comments (16)Why do people do that? Everything looks better with large trees! After hearing that, I think I'd be inclined to leave the trees and wait to see signs of distress. It does seem like maples can take a lot. The house across the street had a maple that was planted directly under the power lines, so aside from the trunk, the top of the tree was cut in a C. To say it looked odd...! My best friend had maple trees over in Braidwood. She really wanted to plant under them. The roots were practically on top of the soil, so she had someone haul in soil and we spread it out over top of all those roots. When it came to planting, we were forever running into roots. She got out the sawzall and that's how we cut the roots. I've read that you don't put soil over roots, there was no talking her out of it. That was over 18 yrs ago and the trees, when they moved out 2 yrs ago, were still fine. Now this is nothing compared to what's happened to yours. So I don't know. It's just with the birds that you're seeing, I'd be inclined to leave them. I do know a guy though that has a sawzall. I'd probably go ahead and buy a redbud and borrow that sawzall and go ahead and plant the redbud. But that's me and I've done it before. Gray dogwood must be more tame for other people. That was another shrub that we had to remove. At the back of our very small lot, we have a privacy fence. The gray dogwood was near it, then we made a path leading from the garage to a door we'd made in the fence. After 4 yrs the dogwood was coming up on the other side of the fence, the other side of the path and you could tell that the roots were going under the garage. We've got cracks in the floor, so who knows when it's going to pop up! Ha! I planted Silky dogwood the year after I planted the Gray dogwood. I'm not finding the Silky to be anywhere near as aggressive as the Gray was. They have it for sale at the plant sale you're going to. It's Latin name is Cornus obliqua. I also have the Corylus americana. I like it, I like it a lot. For some reason, after I planted it, the Japanese Beetles showed up. I'd never had them before. Maybe just a coincidence. It's a spreader too, but much easier to control with the spade. There's also more viburnums that would do great in shade. Comments (5)Hi Roselvr - I re-read that thread I started nearly a year ago about my frustration in selling. It completely made a huge knot of stress form in my stomach!!! But, it was good to read all of it again. There were some helpful suggestions there, but it's made me very stressed... I am so nervous because with the last attempt at listing, I feel like we were nearly there with the staging - the house looked inviting, etc. But unfortunately, MOST of that staging props were mine and not my sister's and we have since moved them with us to our new location 800 miles away. So now the only furniture is dorm-room quality hand me downs of my 23 year old sister. I feel like we've taken a step back in terms of staging :-( I think that this new Realtor is a much better choice. Her website comes up first when you do a Google search for homes in the suburb we're in, she's sold several homes in my neighborhood, and she seems to be more realistic and thorough. You see her name everywhere when you are on my side of town. That wasn't the case with the old Realtor. You saw his listing company (tucker) but never just his name. Right now, the Realtor has recommended $150,000 list price, which is 5k less than what we paid 5 years ago, and 5k less than what we had it listed at a year ago. Comments (11)We went thru the exact samething you are going thru now last year. We had 3BR/2 1/2BA/2 car garage when most of the townhomes in our subdivision were only 2BR. Although no 3BR townhomes had sold in last 2 to 3years we felt pretty confident we would be able to sell fairly quickly. Our townhome was on the market from July 2011 to finally receiving a contract in Mar and actually closing the end of April 2012. We ended up dropping our price by about 10% but to be honest the foreclosures are what killed our comps in the area and the foreclosures were all on 2BR. Zillow unfortunatley wasnt acurate/up to date enough for us in our area so we had our realtor pulls comps from as far back as she could go just to get some idea of what a 3br would sell for. I think your listing price would all depend on how much time you have to sell and how badly you want to get out. We had a contract contingent on sell our home on a new construction and in now way wanted any part of two house notes. Unfortunately in our area townhomes are on the bottom of the list of homes people desire as far as buyers were concerned just because with market and foreclosures a buyer could get a small detached house for roughly the same price as our townhome. We did run into this case many times with people who were looking at our home. All it takes is one buyer for your property to sell and we thank God we were able to sell. People are misunderstanding me :( I'M NOT PLANNING MY ROOM AROUND THE CHRISTMAS TREE, FRIENDS lol I was simply saying that's why I didn't want built in's was because when I built this house that was my designated spot for it and I can't do that with a built in there. Y'all are so funny. I know people are crazy obsessed with Christmas so I get the confusion, people on my facebook already have their tree up! hahaha :) One of the biggest issues I am having is with artwork. I was going to put some on either side of the fireplace but when I look for lodge style artwork it looks (as my best friend lovingly puts it) like it belongs in the house of some 80 year old redneck woman living in a travel trailer and frying a deer steak LOL and yes, I hate to say I can see where she's coming from. I'm not sure how to mix none redneck art into a lodge theme/style. Deer, moose, bear, etc. all go with the lodge but all wall decor I find that have those have that 1980's redneck outdated look no matter what frame it's in....See MoreCarol Thibeau Clarkin
