Is it possible to get it listed now?
I just went back to a few of your posts, you were having showings around now. With us, it was also the end of January, then February we were really busy, eventually getting the offers in March.

You say you have a new agent in mind, have you looked at their listings? Is it better then what you had? I remember that your house couldn't be seen on your old agents site due to someone else's marker being in front of it, they also didn't advertise well.

Another tip would be to go back and read the one post crappy showing/open house. Hopefully what was posted has been considered and you'll sell this time.

Hi Roselvr - I re-read that thread I started nearly a year ago about my frustration in selling. It completely made a huge knot of stress form in my stomach!!! But, it was good to read all of it again. There were some helpful suggestions there, but it's made me very stressed...

I am so nervous because with the last attempt at listing, I feel like we were nearly there with the staging - the house looked inviting, etc. But unfortunately, MOST of that staging props were mine and not my sister's and we have since moved them with us to our new location 800 miles away. So now the only furniture is dorm-room quality hand me downs of my 23 year old sister. I feel like we've taken a step back in terms of staging :-(

I think that this new Realtor is a much better choice. Her website comes up first when you do a Google search for homes in the suburb we're in, she's sold several homes in my neighborhood, and she seems to be more realistic and thorough. You see her name everywhere when you are on my side of town. That wasn't the case with the old Realtor. You saw his listing company (tucker) but never just his name.

Right now, the Realtor has recommended $150,000 list price, which is 5k less than what we paid 5 years ago, and 5k less than what we had it listed at a year ago.

Sigh......thanks for the selling dust! I think I need a vacuum full of as much selling dust as possible.....

Well, Im in a similar boat. We are putting ours on the market in early spring (broker coming this week to do the "analysis"). We just did a long in the planning renovation of our summer house into our forever house so our timing couldnt be worse! We live in a desirable town( excellent schools)in New England and our house is on the modest side. My kitchen and baths are NOT updated so Im concerned today's buyers want perfection..and a low price... In the meantime Im cleaning, decluttering and hoping there is a young couple out there who are not worried about losing their jobs and want to get into our great little town. You may be seeing more of me on this forum when it comes time for some "staging" which my husband doesn't understand the value of.

We sold a house last year that needed a lot of updating. (It belonged to an elderly relative that moved into a retirement community.) It sold really quickly because we priced it taking it's condition into account. It neede three new bathrooms and a new kitchen to bring it up to the standards of the neighborhood although it was structurally in good shape. My feeling is that there are always people who want a "fixer-upper" but it can't be priced like houses that are updated. We took into account that a comparable fully updated home would have gone for around $450 - $475K and listed it at $369K. We sold it for $350 and were thrilled that it went quickly.

Our house has been on the market since Feb '08. We also relocated for work. After a couple of price drops our house is now listed about $55K less than we bought it for. Just received news that another house for sale in my development same model just dropped their price $60K, which makes it $65K lower than ours. We can't really go much lower. It's very depressing.
