Comments (7)This is how it would look if I put a cabinet there. I left the color brown so it would show up. I didn't think about the window if someone flung that door open. As you can see I have a small cabinet with a drawer below the counter on that corner. I don't like to run the bar seating all the way to the wall as I think people avoid sitting right up against a wall. Comments (17)$30k is an insane cost for a bathroom so small. Even paying a contractor to do the work with modest finishes, but good quality, will run between $8k and $12k. Especially if the fixtures stay in the same location and only get exchanged for new. An architect is always a good investment. An architect will help you with design ideas, can curate material, fixture and finish choices based on your tastes and can oversee the work being done by the contractor to ensure that everything is done properly, up to code, and according to design. The average homeowner is not equipped to adequately oversee a contractor's work. I've had so many clients come to me after a botched renovation because they didn't understand the contractor was taking short cuts and it cost them thousands more to fix. Comments (7)Some of our colleagues are still focused on telling clients to leave things alone, but we figure if they are on this forum they want change: so let's give it to them! First of all, agree with poster above re TV above fireplace, especially since you have a lot of light coming from the side windows. Install a nice big piece of art. (no large clocks!) Secondly, you would want to balance the design using the same features right to left, for example, go with the same shelves on right and add books and other decor items of . If you want to do TV on right or left, OK., but take off cabinet doors regardless. Then, let's address light fixture: go with a lower pendant to hit the wall midway, with large art behind it, plus tall vases on mantel will add layers/depth. Hope this helps. Comments (27)I find your apartment luxurious in the layout you now have and I updated your space without major construction, i.e. not moving the dishwasher or changing the downstairs bathroom. Living in NYC, we have welcomed guests and accommodate them as best as we can. Down the road you may want to consider enlarging the master bedroom bathroom to include a bathtub and laundry (!!!). This would enormously increase the resale of your property. I love the hot plates, but a small stove top and convection oven can do everything and more permanent, again increasing the property value. Don't spend the unnecessary expense of moving the sink or dishwasher, just to turn that corner and work with what you have. A decent size counter is a large workspace and dining area.
