wow, GC wants to leave a faucet that is causing damage to home alone? get it fixed. call a different contractor, or like said earlier, by others, it you can do it. if it is covered in paint, remove the paint, any auto parts or walmart store should have numerous paint remover chems, then disassemble the faucet take the parts to a pluming center, and find new gasket/seal and reassemble. turn off water first! I also like the freeze proof type of faucet. the body is usually 8'12" long, and it is thicker than a standard copper pipe, but as long as the hose is disconnected, no water will be exposed to cold in the faucet. beware of galvanized piping in the house, if you need to dissasemble faucet from plumbing in house, and it is galvanized pipe, you could indeed be in for more trouble than it is worth. galvanized pipes will deteriorate from the inside out, and when you touch them with wrench, pop goes the weesel! total pluming replacement can sometimes be needed! thousands of dollars. then again, if I had galvanized pipe still in my old house, I would want it all removed! Water pressure and supply problems GONE!

Install the faucet in one hole, a coordinating soap dispenser in the other hole, or a hot water dispenser or RO water dispenser, whatever dispenser is useful for your function of the sink. Drilling a third hole between the existing holes isn't going to work. With two appliances installed, the off center won't be noticeable because as a group they will be centered.

You don't have to replace the furnace but if it has a conventional blower motor (PSC), then you are really limited to a 13 SEER outside AC condenser with best matching evap coil. IMO

Leak in faucet hose: replace hose or faucet?

If you need an excuse to replace the faucet, now's the time. Go for it! I have no experience with pull down spouts/sprays, metal spray hoses or how long they last. I've always had a separate spray with a plastic hose and they last perhaps 6 to 9 years with my use. They are not that hard to replace and can be found in any hardware store. I'd think that any hose, plastic or metal that is pulled and moved and rubbed by the guide/opening will eventually leak. The flexible hoses under the sink that connect the faucet to the supply last much longer because there is no movement or abrasion. These, of course, should always be metal, since the plastic ones can burst unexpectedly when they are under constant pressure. For the faucet spray, the hose is only under pressure when the faucet is on.

Tighten the packing nut. Remove the handle, tighten the packing nut at the end of the stem and reinstall the handle.

I used penetrating oil and my biggest screw driver and can’t get the screw to budge?!?

HI, I never seen a valve like that, but it looks like it may have a back flow preventer. Put the hose on with the nozzle closed and turn the water on and see if the water may be coming from the backflow preventer.

Screw seized? Ok lets regroup and revise the plan. On second look I noticed the vacuum breaker, inspect leak closly and tell us if any water comes from beneath that cap on top while under pressure (it is suposed to leak every time faucet is turned off) . If vac breaker leaks stem packing won't help so we need to do something different.

I did finally get the handle off with a third dose of WD. The plastic packing nut was loose. I tightened it and put the handle back on but it still leaked under pressure. Perhaps the plastic nut needs replacing.

Put a hose on and turn faucet on a little until stem begins leaking, leave water running and remove handle to expose packing nut. Slowly tightening nut should slow and eventualy stop leak. Occasionally stick handle on to move it back and forth. If handle or nut becomes difficult to turn before leak stops,shut it off and buy some teflon packing string anywhere plumbing is sold. Follow instruction on packing string. In the absence of instructions,with water off,remove handle and packing nut. Depending on string diameter,wrap it around stem 2-3 times and clip extra string off. Replace nut and snug it up. Turn water on. If leak presists,slowly tighten nut as before. That should take care of it unless leak has been neglected for months in which case wrapping additional string on stem might be required.
