Flooring Design Dilemma

Hardwood Floor Experts - Please help

Redoing flooring in my 2 storey house in Dallas - I have engineered wood in living areas and study downstairs - rest all is carpet and upstairs is all carpet. The wood is discontinued now - what are my options 1) Choose a different type (stain/color) of wood for rest of house 2) Ditch Wood and go with LVP 3) Rip apart the existing wood and redo the entire house with 1 single wood? - Thanks a ton for looking into this

I would say if you like your current floor and you CAN refinish it to match, get the same species and refinish it to match the new stuff. The engineered floor in my house cannot be refinished.

If you are buying prefinished hardwood or engineered wood then it might be easier to just redo it all.

Stay away from Minwax! It is low-grade DIY stuff. Don't pay a professional to use stuff that costs $30/gallon on the shelf at Home Depot. The colour your are showing can be achieved using Red Oak. This will help with costs (Red Oak is normally cheaper than White). Please be aware that the gloss in those photos is NOT matte. It is satin. And there is a big difference in "livability" between matte (hard to live with) and satin (much easier to live with). It is my understanding that Rubio has a product that will increase the gloss level a snick. In other words it is not a flat matte. It has a lovely "glow" to it without being shiny. If you go with Rubio, please make sure you work with that product. It is easier to live with a floor with a slight glow rather than a matte that shows every sock print you create. Nordic Seal and Bona both produce a satin finish as well. I think you can get the colour you want with the slight glow you *will want with any of the above products (minus Minwax).

@nhb22 I absolutely love the contrast of your flooring against the white & your countertops ( which are Beautiful btw) My friend has them. Mine im worried about bc of the blue in there ! I'm hoping it doesn't look like a big blue iceberg lol That's why I " tried" going w a paint color that had no blue or undertones! i didn't have much a selection to choose from w the quartzite. I almost got quartz but idk I thought it " might" be trendy w the look I was going for & guess wanted a natural stone. I see them everywhere now & kinda kick myself but ?? Now I need a backsplash & love subway tiles what color are yours

Hickory hardwood flooring stain options… please help!

Get more than one opinion . Hickory is very easy to work with once you know how. And after a good sanding, hickory takes stain really well. But that's the key. You need to sand it really well. To open up the pores, start sanding with heavy grit sandpaper - we suggest starting with 100- grit.

Site finished (unfinished) or prefinished? Was the flooring acclimated to the home? Moisture readings taken? HVAC running for a considerable amount of time before install? How long ago was it installed? Were the gaps there immediately? How many gaps? How large of gaps? Pictures? Is this your house as your profile states you are a Design-Build firm?

I would suggest ripping off the existing engineered wood floors if you don't have more than 300 to 400 sqft. It will make your floor design decision so much easier. Sanding and refinishing to match new engineered floor isn't a bad idea, but hard to achieve and only if you have a sandable wear layer and high-end wood flooring installation team.

It is around 1700 square foot area - wood is cheap version from Mohawk - it is showing significant wear in 5 years of use and I already have the claim opened - not confident if it will go through though - If I have to redo, what brands would you recommend to look into?
