This is a high-end home in a very expensive area but at this time I am hoping to get by as I noted in my previous post with just cosmetics on these baths. Paint, light fixtures, new towel bars, etc. That is the issue - at this time I am looking to style it up a bit and that is all - these are guest baths not the master and the baths and tile are in good shape (just dated in style). To give you some idea about the home - The kitchen is a high end commercial style kitchen that was just redone and the master bath has been renovated as well with marble, spa shower with multiple jets, spa tub, European cabinetry, etc. The market area average price for a home is over 1 million so eventually I will likely totally redo these guest baths as well but not right now. I hope you guys have some good ideas! I saw a great example on here recently where the "boys bathroom" had loud colored wallpaper in a check style with a similar tile. She removed the paper, painted the vanity black, added new hardware and some toile wallpaper and it looks fantastic! That is what I am hoping for at this time - except I'd prefer paint to paper if possible. Thanks again!

Here's a possibility... It has... Two DWs, one on either side of the main sink. I really think it's better to have the DWs nearby b/c even if you plan to put different things in different DWs(like prep tools in one & dinner dishes in the other), inevitably things will be put in the "wrong" DW and then you have to run around finding things and/or putting them in the right place. If you want to use one for prep, the one on the left is still in the prep zone. The sink is no longer the first thing you see when guests come in from the Foyer, you will see the range, but if you get a nice hood it can actually be a plus that that's what you see first. Flow goes: From garage w/groceries to pantries & refrigerator From refrigerator & pantries to prep at the island/prep sink counter b/w sink & range (could also use b/w refrigerator & sink as additional prep)MW (reheat, cook frozen veggies, etc.) From prep to range or oven or MW From range or oven to either Breakfast Nook or island From island or BN to cleanup sink & DWs or refrigerator (leftovers) From DWs to being put away MW is next to the refrigerator and both are in the kitchen area but also on the perimeter where snackers can come through w/o interfering with the work being done in the kitchen Are you a baker? The corner and to the right would make an excellent baking center since it's so close to the wall oven and it has a deep corner for storing your mixer. There at at least 3 zones for prepping and cooking: b/w refrigerator & main sink b/w main sink & range on island...could actually accommodate 2 or 3 prepping/cooking b/c of its size! There's plenty of seating space for children & their friends or for just sitting around. Plenty of room for homework or projects on the island Still have a 48" range w/54" hood (the recommendation is that hoods be at least 6" wider than the cooking surface) 15" overhang on the island for seating I Moved the island north slightly so the island seats are completely out of the major traffic thoroughfare b/w the mudroom & the rest of the house. You still have a 48" to 51" aisle b/w the island and wall run of cabinets. 48" built-in or counter depth refrigerator. If it's counter depth, I recommend a finished end panel on the exposed end and a full depth (24") cabinet above the refrigerator. I think that's it.

Thanks guys! Breezy: I cannot remember the paint color but my painter is still working in the basement so I'll ask him tomorrow. I wanted a warm grey for that room. Neutral but not a cold feeling. Enduring: the kids' bath is black slate. I love slate but did not want as much variation in size of the tiles as most multicolor slate tends to have lots of variation...easy to stub toes. Black slate does not and I loved the black/white theme so it is easy to change accessories as the kids grow up. The guest bath is slate but not black. It is actually mostly navy with some gold tones. Very interesting and again less variation in size. Still waters: we had the heating system reworked (boiler in basement so its radiant heat) so we adjusted some of the baseboard heaters and took that one out and kept the one on the back wall. Worked out well to add the extra storage.

I guess I should have been more specific, real estate and construction in my area (NE Wisconsin) are a lot cheaper than most areas of the US, the median house price is $132.5, so there you go. We like the house, and we're not at all planning to tear it down. It's only my husband and I, with family or friends coming to stay, and I don't really want to hinder our resale value by removing a bedroom. And I wasn't clear, my ideas were 1 OR 2 OR 3, not all three, certainly, as I know we'd never get that done with our budget of $35-40k @Sophie, the house is not remotely a white elephant. The foundation needs a little work, but it's not anything major, as I stated above. We've lived in the house for 2 years, and minor plumbing issues are all that have had to be fixed. And our landlords aren't trying to unload on us. Land here usually runs about $29k for 1/3 acre, and we wouldn't dream of demolishing the house to build new, the neighborhood wouldn't support it. It's an older, more close-knit community, and the house ranges are all over. Further down on my street, there's a house for sale for $60k, and two streets over there's a house for sale for $300k. It's an island and has been built up pretty much since the mid-1900's. The only new house is a Habitat for Humanity house with a tiny little corner lot the original owner has donated (and still lives next door, I think). @Fori Thank you! We see houses with additions being added all the time. It's pretty common around here, particularly with older homes and such. @bcarlson Thank you! I've wondered about maybe changing the floorplan. I thought the extension might make more sense and be simpler in the long run, without really changing too much of the footprint of the house. I want to keep the old charm, and not make it super modern. I'm planning to reuse as much of the existing woodwork and cabinetry as I can. @Klem I do excel at biting off more than I can chew! I don't really want to do a major overhaul, just make things a bit more functional and increase our equity/resale value.
