You would save a lot of money staying within the existing footprint of the house. You mentioned you have 2 3/4 baths. So, the hall bath could be turned into a powder room and the other bedrooms would still have access to a full bath?

Last question - do you really need a powder room? Our house is 2100 Sq Ft 1 floor, and we have a master bath and a hall bath, no powder room. If you don't need the powder room you would have even more room to work with. would be helpful if you could post a floor plan of your house.

What if you made the existing hall bath into a powder room (eliminating the tub in the picture), and moved the bedroom closet down towards the hallway (eliminating the hall closet - assuming that’s a linen closet?)? This gives you a much bigger footprint to work with without a bump out, and leaves separate facilities for guests. With a renovation this big, consulting with an architect could save you money in the long run - they’re usually really good at maximizing your existing spaces.

Now I’m convinced you need an architect - so many opportunities to maximize spaces. If that small bedroom is utilized as such, turning the hall bath into a powder will mean the occupant has to walk all the way across the house to bathe and do their business, which may not be ideal. Meanwhile, that master suite is huge for the overall square footage. Convinced there are better options.

Is the bonus room a converted garage? Is it accessible via the house (attached) or only from outside (separate/detached)?

Yes the small bedroom is used. The master is not huge, the scale is off on my sketch. Its a decent size for an order home though maybe 14x15 or so. Yes the bonus room is converted garage and is accessible from inside the house. There‘s a door just off the kitchen that’s not in the sketch.

The closet looks big. I’d just steal some space to make the shower bigger.

Another thought - Turn the hall alcove into the bedroom closet. Use closet space to enlarge the two baths.

I don't know if you really have the room to do what is shown in your most recent sketch. Shower looks awfully skinny and Toilets need at least 15" from center to sidewall.

Suki point taken. In the sketch the shower is using existing tub space which is 60”x36”. The toilet is using the existing vanity space which is 30“X24”. It is definately a close fit for the toilet. Also, the existing master shower is only 35”x33“ so 60”x36” is a huge improvement.

Can you use that hallway alcove? I think you should keep the 2nd shower by the bedrooms.

Emily, that would be tricky. On the other side of the alcove in the small bedroom is and entire wall of builtin bookshelves that I don’t want to remove
