Adding a Small 1/2 Bath to a Bonus Room

We did our 1st walk through on Saturday and were pleasantly surprised to discover that our framers were able to raise the ceilings in the bonus room over the 3 car garage.

The room is very large- 36 x 19 1/2 with 10 foot ceilings in the center sloping down to 8 feet on the side portion. There is lots of natural light.

We had planned this as my husband's "boy's room' that would house a pool table/ poker table and lots of sports "stuff" but to save money decided not to add a bath/bar area.

After viewing just how beautiful the space is and how much we think we will enjoy using it, we are reconsidering that decision.

What do you think? Should we add plumbing?

We were thinking of a very small 1/2 bath right at the top of the steps-what is the smallest you can do for a toilet/sink ?

We obviously have to leave room at the top of the steps (3ft ??) for a landing but have an additional 4' 10'' to work with for the short wall and then 6' for the long wall. Is that doable?

Sorry for the sad attempt at a drawing but hopefully the picture of the room will give you a better idea.
