Removing old servant's staircase for open concept kitchen

We're looking at doing a major addition to our house and we're considering something we never have before which is to take down the servant's staircase to open the kitchen to a family room addition. Our kitchen is "landlocked" by a driveway on one side, a basement hatch, a chimney, and servant's stairs. There's no other way of expanding or opening it. We believe the resale value of the house will skyrocket once we have an addition with a kitchen open to a family room, but the guilt is weighing heavy on me. Not havig that staircase also means we gain a lot of space in the smallest bedroom upstairs. Has anyone removed a secondary staircase? That will also mean we will have to relocate the stairs into the basement under the front staircase.
