Comments (18)Steven, I had the same thought as Gotta-, that 3 feet might not be enough. In my own experience with that exact amount of room next to my 30 foot long fence was that I simply kept digging up more and more lawn and the bed gradually widened and began to undulate . . . here 4 ft, there 5 ft, back to 3ft etc. Being a not-so-tidy type person I rather enjoyed this unplanned way of adding to my garden. I've made some lovely little beds using 1 or 2 ft., so I know delightful things can be accomplished in 3 ft and you have a wonderful plan in the works, so I'm not suggesting you use my method. I just wanted you to keep in mind that you may be out there digging up the lawn at some point. I'm excited for you that you have all this new space. Comments (35)The last one you posted shows a lot of improvement. The only thing to consider with that little short hallway to the bedroom at the end is to make sure you can move a mattress/furniture in with the angles/openings etc. there. I know you mentioned wanting maybe 4 children. Not sure how long you'll be in this house, but if you keep the study/dining room as separate (good for re-sale too), and add a door to the little hallway from the study and a closet you could have a 5th bedroom if you ever need to and also close off the opening to the great room instead. I know people talk about play area and close it off for the mess, but we are making our breakfast area a play area. We eat in our dining room - not formal and the breakfast area doesn't have as much room for when we need a large table. We will live with a little mess in there even when friends are visiting because she will want to play near where we are and if she doesn't we want her to as then I feel it will be easier to keep an eye on things. It is somewhat separate in our floorplan and how we have the furniture. I think you'll be fine since you appear to live similarly. For the laundry to avoid a walk through could you re-work the master bath/closet to swing the laundry part parallel to the garage and have a short hallway/mudroom from the garage to the house. Maybe make the entry into the dining room instead although less than ideal it allows you to use the other area for the bathroom. We are also in a warm weather climate, but have a mudroom entry similar to that with the laundry off to the side and it is great to have. Shoes and bags etc. all are left there and not spread all around the house. We do have a regular door into our garage too so that helps in that we use that entrance even when not parking in the garage....See More2 little baths or one big one?
Comments (8)We have a powder room and a full bath in our house. My uncle is an interior decorator....we have the option to add a 3/4 bath (shower only) to our master bedroom, OR to expand the existing full bath into one large bathroom. He suggested that we expand/remodel into a larger full bath, leaving us with the same 1 1/2 baths. This is from an interior decorators standpoint, and also someone who doesn't have children. I'm more practical. It doesn't make sense to me to spend the money to expand the existing full bath into a larger bath from a standpoint of resale value, when I could sell this as 1 full bath, 3/4 bath, and 1/2 bath. Would I love to have that huge full bath? You bet. Does it fit into our current home? Nope. We live in an English Tudor style home, the rooms are typically small scale, with little closet space. Lots of character, spanish plaster, hardwood floors, etc., but that's the trade off. Our full bath measures (tile to tile) 4'8" x 7' 4". By no stretch of the imagination is this a large bath, but it is a full bath nonetheless. You can't use the commode and open/close the door (not sure that you'd want to anyway), because your legs are there. Next to the toilet is the sink, and directly next to that is the tub, and the linen closet is in the hallway. Our powder room measures less than 5' x 5'. Again, small, the door would swing onto your legs if you are on the commode, and the sink with a counter/cabinet that runs from wall to wall, is right next to that. So, based on your overall measurements and available space to work with, if you really want a full bath and either a powder room or 3/4 bath, I think it's doable. Small, but doable. I personally would look at it from a standpoint of who your market will be when you sell. We live in a neighborhood comprised of families with children - that's who our market will be when we sell, so I'd rather add a 3/4 bath to our home than to make the one full bath that we have a bigger one, based on practicality alone. And, children or not, I personally wouldn't purchase a home without a bathtub. But that's just me, I'm a girly-girl and I lOVE taking bubble baths. Good luck with your remodel, whatever you do. You don't want to be forced into a situation where you can only open the drawers with two hands (who ever has TWO free hands?!) or the drawer/glides will just end up ruined.
