Pass-through window question
Comments (1)The three panel will have to have a wider track than a two panel and impact windows and tracks are wider than non-impact. A three panel will open wider than a two. We see this often in Florida where a kitchen window passes through to a lanai. Is this your situation?...See MoreHelp with Pass-Through
Comments (11)Sure, if you are just using it for occasional serving food (parties) and for putting "stuff", just do it up like a nice window sill. A nice piece of wood shelving and some trim around the undersides, and you're golden. With wood being light (and not life-threatening if it were in some off chance to come crashing down if someone sits on it or does something else silly), you could probably get away with doing a nicer overhang, too, so I'd probably make it at least 12" wide, probably 16" wide if that works for you, for plenty of serving space and to allow for the possibility that maybe your kids might end up using it as a perching spot eventually -- to do some homework and chat with you while you work in the kitchen . . . (My kids love to do that at our bar height counter that divides the kitchen from the dining room.) Another thought is to do built in book shelves below your top serving counter, if you really don't think anyone would sit there. You could make the shelves 2" (or so) shallower than the depth of the top surface, so it'd still feel nice to serve snacks/drinks at that top shelf . . . (but that would eliminate the option of seating there). Personally, I'd paint it with an oil-based semi-gloss trim paint in whatever same color all your other woodwork is, because I've found that oil-based paint holds up WAY better to actual hard use as a shelf, etc, and wipes down beautifully. If I used latex paint on such a heavily used area, I'd end up repainting it annually and then it'd get icky after a while....See MoreDo you have a Peninsula or Passthrough?
Comments (8)We are in the finishing stages of a renovation. These pictures show our current stage which is not finished yet! My backsplash is on order. The stools will be switched out Tuesday for gray leather saddle style stools. Once the backsplash is in we can finish the wiring for our under cabinet lighting and outlets. After that our cabinet makers will come back to trim out everything that still needs finishing. We chose to keep the passthrough as I am not a fan of complete open concept. I considered a peninsula at the end of the passthrough. My family and designer pushed me for the island. For us it was the better choice. I prefer some division of space to be able to bang around my kitchen while my boys can enjoy their time in the family room. The first three pics are of the house from the seller's listing pics. The rest are of the current in progress state of my kitchen....See MoreKitchen pass-through - a bar on other side? help!
Comments (3)Beyond drywalling the pass through, although it appears that it has been cut to a larger size. I wondered about moving that wall to the edge of the raised area so that it does away with a possible tripping hazard. It could also provide a study/desk/in kitchen eating space. area if the new owners did not need an office. Moving the kitchen while interesting increases your cost since new water and sewer lines will need to be run if I am understanding your diagram. It also appears you are making the rooms smaller to cram stuff into the house. Better to simplify and allow the new owners to make changes since all those walls etc. increase your costs which you will not receive back when you sell....See MoreKC I
