How much work to keep Hass avocado tree width to 12 feet?

I have a bare slopped hillside that I want to plant an avocado tree on. I have included the photo below. The only varieties of avocado trees at my nursery are Hass, Mexicola Grande, and a Dwarf Hyrbid. I cannot decide which one as I want the tree to shade cover the width of the hillside which is about 12ft wide. Anything more than that it will go into my neighbors house or shade my other plants at the base of the hill. You can see picture of the site below:



The length is over 30ft so thats not a concern. Is it worth it to plant a hass avocado tree and keep it pruned? Does it take a lot of maintenance and will the yield decrease? I prefer Hass for its popularity over Mexicola Grande (which according to the label grows to about 10-12ft tall (doesnt say how wide). The dwarf hybrid I am worried will be way too small to shade the hillside.
