I would replace it with all one material.
I prefer hardwoods.
(The foyer tile is cool!! Maybe we can incorporate that minimally somewhere)

IMO the foyer tile will be the thing that drives every choice you make so IMO remove all the tile and in this case just do the same floor everywhere from scratch. I think flooring choice needs to work with how you live. We have 3 huge dogs , hardwood would have not lasted a year before it needed to be refinished so we went with a German laminate with an amazing finish that in 14 yrs still looks like new . I think wood floors are lovely if they work. The kitchen could be an issue so you will need to know if the cabinets are sitting on the tile oor not. Since the new flooring will need to go under the appliances you might end up having to remove the base cabinets. and IMO might be agood time to upgrade those base cabinets to all drawers before spending money on granite and backsplash . BTW please do not replace granite with quartz there are so many awesome granites and always a better choice than quartz.

all wood floors would instantly improve that house. it's fine to have an entirely different material in some of the smaller rooms -- such as carpet in bedrooms, or tile in bathrooms. but for the open areas that flow together, keep it all one material.

with some kinds of open floorplans, I'm ok with transitioning to tile in the kitchen, but I don't think it would look right in your home.

Definitely same flooring throughout the whole house IMO. Exception would be tile in the kitchen space (working area, not the eat-in area near the window). I would do all hardwood, stained same throughout whole house. I would do tile in the kitchen myself, but running hardwood in there would look great, too.

I agree with your advice about granite, it’s the only way to go. Regarding the backsplash, well… see photo below. 😆 There is a lot going on.

she might not have meant literally all drawers. personally, I like to have a few lower cabinets for really huge stuff like our slow cooker and huge pots. and of course some kitchen layouts literally can't have all drawers, like the inside corner of a peninsula, or if you have a deep countertop overhang.

having a few big drawers can be handy, and I do love mine. but if the sizes are wrong, it's wasted space. some of mine are half empty because they're too deep. and honestly, I don't like to put dishes in them - I don't like bending down so much to unload the dishwasher.

think about everything you have and how you prefer to store it. it's better if you can live in a space for a year to get a feel for what you really need to change, but it sounds like you're trying to get this done before move in?

Seattle MCM, thanks for the drawer info and good advice. Actually we have been living here for a while but had to make some other more vital home improvements first. I think we will follow advice here and rethink the kitchen before tackling the floor. I really like the flavor of this kitchen and island.
