This is my living room....11ft wide by 19ft long (from the stairwell.) We are struggling to find a furniture plan that will work with this long and open living room. The picture is taken from the front door entry. On the left wall (which you cannot see) is a large living room window 4'x8'. We are hoping to have a built-in constructed wall to wall on the far end of the living room. Cabinets on the bottom, shelving on the top, and an opening for our media. We need the storage for our young family of five. Around the stairwell to the right is an open doorway to the kitchen. On the far back right is the dining room--which is open to the kitchen. Right now we have a very small sofa (~50") floating at the closer end of the room. Two chairs are to the left under the window. It works but it feels like a waiting room! I'd like to have a console table on the narrow wall to the right (between the opening to the dining room and walkway to the kitchen.) I'd like to have this room sit 4-5 people as we're planning on finishing the basement to represent more of a lounge space for the family.

You start with an architect, who builds the entire team of professionals that will need to be involved. This is a very expensive and highly regulated and permitted project, that can impact your neighbors negatively if the wrong wall gets moved and the whole thing collapses the whole row.

Quarry tile floors are timeless. To update your living room, I'd paint the brick wall the same colour (or one lighter) than the rest of the walls but in a pearl or semi-gloss sheen. Add a large piece of art to the brick wall, a deep blue rug and a floor lamp and your living room will start to come together. What I'm most worried about with the LR is the furniture arrangement. It doesn't promote either socializing or relaxing. The spacing is wrong for a comfy chat and there's no convenient place to put a drink if you want to sit in a chair and read. Is the furniture yours of from the listing pics? In the bathroom, the first thing I'd do is replace the vanity light. It's far too 80s for the look you want. I'd be tempted to paint the bathroom a mossy green, get a fun, 50s-style shower curtain, some white towels and call it done.

I'll throw out another flooring option. Well two anyway. You can remove and sell the existing flooring. Then replace it with a lighter finished wood. Norwegian white oak was shown in another thread. Price it out. Long-term improvement. The next is to lay down a high quality vinyl plank in wood design. The 40mil aluminum oxide wear layer of Modin from Flooret is one of the thickest. Good for sand and dogs. It would go down over your existing floor. $4/sqf. 15 colors. Here. Could be diy.
