Laundry room looks excessive. Make an opening in the wall south of the kitchen, move pantry into laundry room remove wall where pantry was. Expand kitchen south for more countertop space. You wont be able to completely get rid of that wall separating kitchen from living room, but you can get a decent opening with a beam put in there and get more flow through the house. If you want a larger reno expanding the kitchen into the dining room would allow more opportunities possibly a penninsula with seating or an island.

The rug is from wayfair - 100 Percent wool and super soft!! But it was like having a house full of 10 white cats, oh my!! It’s much better now after about 6 months but for awhile I had to vacuum constantly. It’s worth it though for the price. I have a wool rug in our more formal Living room from a design store that costs over 3,000 and didn’t shed at all like this, but you get what you pay for and the quality of still very nice aside from initial shedding.

An inspection is required to determine what would need to be done. For example, I've lived in a number of older dwellings whose plumbing and electrical were original and it did not mean I had to replace it because It was unsafe or old. In some cases I chose to update...but did it over many years as I had time, or in conjunction with remodeling parts of that house. I'm not saying the OP shouldn't look at updating; however, I am making clear that this is not something that necessarily needs doing immediately.

They have many home plans to choose from, and options... you could also throw in some timbers or do part of your home as post and beam construction... perhaps the center of the home where the family room and kitchen open concept design with a stone fireplace.... talk to them. They have been building and custom designing homes for over 30 years, I think. Your style seems to be a mix of early "New England Colonial American Farmstead"... because colonists came here mostly from England and Old European countries they brought with them their design and building methods and home layouts... central hall entrances, breezeways to the "barn" which is in modern days... the garage... They used post and beam construction, field stones, and bricks when available for the construction of residential homes... homes were built to withstand the inclement weather, so you found several chimneys and fireplaces throughout, because when it was cold, it was cold... candles were strung up from the beams to store them or while they were making them. etc. It's the small details that make the home, and your pictures depict to me a warm cozy, made from materials of the earth construction that this company was founded on.
