I agree with Green Designs. You might direct your budget to making the main floor super easy for aging in place and do the rudiments in the 2nd floor bathroom. E.g. Keep the sink as is, but use a wall mount/pedestal sink or basic smallish vanity and moveable (or maybe IKEA?) cupboards for linens, etc. Put the toilet roughly where it is but get rid of the shelves so there's a good amount (and to code) of elbow room. Get a "plug and play" curbless shower (simple white), preferably 3x5. Etc. Then make it cute and fresh: new paint, splashy shower curtain, easy wash floor. Plenty of hooks for guests. A spellbinding rug. If you have visitors, send them up to the 2nd floor so they don't have to use your master bathroom. Meantime, read prodigiously on aging in place and ADA features, so you can easily age in place on your main floor. Look at the kitchen (e.g. are the knobs on your stove at the front?). Can you reach into the fridge if you shrink? Are the doors wide enough for a wheelchair? Can you easily get into your master bath (if not, you could consider a pocket or barn door)? Are there sills at the doorways that need removing? Do your kitchen base cabinets have rollout drawers so you don't have to crawl around on the floor to look for the jelly mold? Look at the hardware on your doors and cabinets; knobs are generally not recommended for stiff fingers. Have you replaced standard light switches with rocker switches? Do you have really bright lights at your front door and entrance that are motion-sensored? Do you have a bench in the front hallway, so you can sit down while taking off your outside shoes? Look at getting a mini-ramp to the front entrance, even if you don't get a wheelchair ramp...it's gotta be easy even in winter to get in and out of the house (photo in next comment). Do whatever it takes to minimize the potential for accidents, e.g. tripping, balance loss, accessibility if you have a hip replacement or whatever.

I'll put down some painters tape and get a better feel for the space. I really think AR/VR would be so powerful for floorplan visualization. I did think about accessing via closet, nice to have that separation from the bedroom for when only one of us is getting ready. But the boss nixed that one. Gas chamber I am still 50/50 on. Karenseb - I just measured, and a 36" width shower is plenty large. I like the idea of a two-person shower, but just big enough to where we are comfortable but don't sacrifice the ability to get nice steam build-up. Your second message with the floorplan is very interesting. Two closets and a more usefully dimensioned bathroom would be fantastic. I will run this by my architect. Thank you!!! Of course moisture and energy efficiency loss, but natural light is a must. Virgil Carter Fine Art - That is a huge concern. What is a comfortable amount of aisle space for two to be in the bathroom? I think mocking up with tape will be very helpful here. Mrs Pete - I am searching for the floorplan that makes a 'WOW!' when you walk in. Yes, I agree, single hinge opening towards the wall would be ideal. We want to do shelves and a pull-out hamper in the 18"-24" ceiling height cabinet. Without the toilet room and making any major modifications to the master suite, this is my favorite floorplan as well. Karenseb's design is very interesting to me as well. shead - Thanks for the input on the shower. I agree; it's too large and will be both a pain to clean and will not be as steamy as we'd like. Not to mention, if it spans the entire wall, we only have one side of glass. A second side of glass will make it feel more open.

Thoughts: - This is a new build, so the closet and the window don't yet exist, right? Cut out the window ... ample space in the bathroom is more important. Natural light will fade your clothes anyway. Use a motion-sensored light in the closet. - We don't know how big the bedroom is, but -- speaking in general -- assuming you have space just to walk around the bed, I'd rather have the space in the bathroom and the closet. - A narrow but deep closet? If you do that, consider pull-out shelves. - Ideal shower placement: door away from the bathroom door ... shower controls near the shower entrance ... shower head opposite the shower entrance.

There is a standard (code) required for ceiling height at plumbing fixtures. If the kneewall space wall is only 5'-5" tall, not many layouts will work with a bath. And some heirarchy of closet vs bath, vs hallway or bedroom not in picture needs to be established.
