1. The drawing of the bedrooms is a rough estimate. The bathroom dimensions are accurate. 2. House is 1 story on a slab foundation. The red line is the exterior of the house. 3. I am trying to put the budget together. I am willing to spend whatever I need to make it work better for us. We planned to do the kitchen & floors throughout the house this year but the last owners re-tiled around this bathtub and did not do it correctly. We now have termites. We paid to have them treated, so now we are going to rip out the entire bathroom to renovate. We will likely keep the bathtub, but that is it. I plan to order a free standing vanity rather than having one custom made (72" if the vanity stays in same spot, 60" if we go with option 1 below). We will be doing most of the work ourselves, but I do not mind spending the money to pay a plumber to come in to move plumbing to make the layout work better for us. 4. I would love to move both doors closer to the vanity, but I am trying options moving only 1 door to save money/time. The door moved in Option 3 is the one where the termites got into the frame, so we have to fix that frame/wall anyway. I just think the toilet would fit better on the opposite wall where there is a short wall.

Overwhelmed by all the responses here -- thank you SO much everyone! This community is incredible. Trying to get back to every single message: Mark Bischak, Architect - A mockup is a brilliant idea. I'll put down some painters tape and get a better feel for the space. I really think AR/VR would be so powerful for floorplan visualization. I did think about accessing via closet, nice to have that separation from the bedroom for when only one of us is getting ready. But the boss nixed that one. Gas chamber I am still 50/50 on. Karenseb - I just measured, and a 36" width shower is plenty large. I like the idea of a two-person shower, but just big enough to where we are comfortable but don't sacrifice the ability to get nice steam build-up. Your second message with the floorplan is very interesting. Two closets and a more usefully dimensioned bathroom would be fantastic. I will run this by my architect. Thank you!!! Of course moisture and energy efficiency loss, but natural light is a must. Virgil Carter Fine Art - That is a huge concern. What is a comfortable amount of aisle space for two to be in the bathroom? I think mocking up with tape will be very helpful here. Mrs Pete - I am searching for the floorplan that makes a 'WOW!' when you walk in. Yes, I agree, single hinge opening towards the wall would be ideal. We want to do shelves and a pull-out hamper in the 18"-24" ceiling height cabinet. Without the toilet room and making any major modifications to the master suite, this is my favorite floorplan as well. Karenseb's design is very interesting to me as well. shead - Thanks for the input on the shower. I agree; it's too large and will be both a pain to clean and will not be as steamy as we'd like. Not to mention, if it spans the entire wall, we only have one side of glass. A second side of glass will make it feel more open.

A quick update....we did it! The plumber still needs to do the last little bit but everything is done! We gutted everything to the studs and subfloor. Decided to take out the closet after all so that we could fit the double vanity and the tub. This left a weird little space at the end of the tub. So instead of a full wall, because it would have blocked part of the window, we opted for a pony wall. We'll have a glass panel installed on top with a shower curtain rod rather than a glass door. Pretty excited! And looking forward to adding some floating shelves over the toilet, some greenery and perhaps a custom bathmat from Etsy I have my eye on.

So this is gonna be a brand new construction and I made the entire house plan myself, had an architect put it together, we're doing a self build..I kept looking at it recently and the reason I wanted it flipped somehow is just so that it can look more open walking in to the bathroom and in case door wouldn't be closed to bath u don't see someone directly in shower. Yes I know it can be the star of bath and it will be very nicely designed i just now wish I would've done something where there was a view outside because it's so pretty. I can still change it even on site but just not sure if it could be improved, because I'd obviously also not want the toilet there. I could also just flip the vanity side w the shower bath side but then no window above tub. I even thought I could do a corner tub but I can't figure out a perfect placement..
