Interesting place. Never saw fireplace wall facing a bathroom-but I wouldn't cover the stone. You liked it enough -other people might like it enough. Also not enough info about the house as a whole to know whether shiplap would work, aesthetically.

If you like it-it seems you have enough to do already, with new flooring, vanity, fixtures, etc.

I'd choose a different color for the walls, even if going dark-but if you love yours, enjoy it, and repaint lighter neutral only when you're about to list.

Or maybe a different vanity and floors will prompt you to choose another color.

In short do big remodel only if you think you yourself will love it. Don't renovate for other people who might or might not like it in 5 years.

If you always look at the slate and wonder why they chose it and how you'd do something different-then it's a good time to redo.

Usually when things are harmonious, others will appreciate it as well.

As for the spa feel-oh well..to me, it's overrated. If I want to be in a spa I'd go to a spa. I don't want my house to remind a hotel (unless it's Kit Kemp's one or something..but her rooms are great precisely because they don't look like hotel ones..a lot of thought and individialization went into each one)..and I don't particularly want my bathroom to be like a spa. Mileages might vary and all that, obviously.

If you repaint with a lighter color your dark bathroom will not seem that dark. I agree with others that the less you do the better unless you feel you can not live with it. When the time comes rather than refacing the cabinets change the hardware. This area the term refacing means putting a new surface on the cabinets and replacing the doors. Just replacing the cabinets are often cheaper than doing a refacing depending on what is chosen.

Unless the vanity is very damged I wouldn't replace, if the wood is slightly damaged I'd do a good quality painting to coordinate with other colors. I wouldn't replace the fixtures unltess they look worse in person. I'd paint the bath the lightest (or a lighter complementary) color in your slate. I's remove that upper track light if you can do it yourself or on the cheap, it looks dated.

Don't do a thing. It's already an attractive room with a spa vibe.

Unless something is broken or in bad repair, live with it. If you are doing this to please yourself and you will enjoy living in it for the next five years, go for it. If you are doing this in order to make the property more marketable or valuable, forget it. It won't help. Leave it alone. It will be lost time, money and effort.

As a retired appraiser, I won't give you much in additional valuation if you gut the bath. As a potential purchaser, I suggest painting the walls in a neutral, warm white. The blue is taste specific. Neutral sells. Color can be a turn off.

Another thought to go with the selling in 3-5 years tastes change so what you do may not be what is desirable then.

Paint the walls white and change out the light fixtures. It's not a great look, but those blue walls with the light cabinets and slate tile have to go. I couldn't live with them for five years.

I strongly agree about the dark blue walls.

I also would replace the counter with a lighter surface - quartz or even a prefab or remnant, not busy pattern stone that works with the tile. But, once the wall color is change perhaps it will look fine.

I like the light wood with the tile.

Is this water damage? If so I would at least fix that as part of the freshening up. I agree with others otherwise.

It sure looks like water damage to me! But what are those gaps in the floor, to the right of the damage and on the lower right of the picture? What kind of flooring is it?

Laminate floors installed by former owner. We are replacing the floor.
