Remodeling Design Dilemma Kitchens

Need help with floor plan for main floor renovation

We are about to embark on a full renovation of the main floor of our house and would love some input on the floor plan. We live in a 60s colonial house, with a very traditional layout. It's not that it is bad per se, but we find the kitchen area inadequate. It's small and we need more counter space. Thinking of knocking through into the dining room. The problem is, although we gain lots of length in doing this - it is still a fairly narrow space... probably not enough for an island. I'll post the floor plan and I would be so grateful for any thoughts on how best to use the space available. We also would love a small mudroom because we find the entry pretty cramped, but I don't think an extension on the cards. We are open to moving walls. Thanks for any input!

You are right there is not enogh space for an island but IMO not all kitchens need an island and some of the most functional kitchens are galley type layouts . If you go into the DR space at all the DR then becomes too small to function as a DR maybe think the other direction into the breakfast space since in a small house the need for 2 eating spaces is really not nessessary IMO. Iwould probably do an elongated U shap and then have the wall on the LR side all true pulloy pantries for storage eliminating the need for upper cabinets on that window wall with the range and hood between the windows for proper venting too If you post some pics of the exterior that will help with mud room ideas . I think I need a budget too.

I think you really need to consult with an architect. The breakfast area, kitchen and dining area can be combined to just have a kitchen and dining area.

Is there space under the stairs that can house a closet, thereby giving you more space in the entry.

My current house is "reversed" as well. It's 3-stories/five levels to maximize the ocean views. First level is the foyer/garage, half-flight up is the master facing the ocean, half up from that are two guest rooms facing the street, half up is a story-and-half great room facing the ocean (over the master bedroom footprint). Half-flight up from that is the kitchen, dining room and library, all with ocean and street views. Every morning, looking at the sunrise and dolphins in the waves I know it's worth it to carry groceries all the way up!

Dear Jennifer, I see you’re not getting any traction…Here is a partial floor plan based upon your field dimension supplied. It doesn’t look like your sketch…exactly. Your drawings don’t need to be pretty but you’ll need to supply all the information if you want to get others input. If you correct the dimensions shown you can get an accurate floor plan to work from. Then you should start to receive input. Once you have your floor plan you should space plan every possible layout option you can think of (like shown here) that meets or exceeds your needs established to make your home improvement project as successful as possible for as long as possible. I meant to add that the bath will stay to the left as in the drawings and walls, windows, and door locations can be moved. The only thing that can't be changed are the original 17' 9" x 7'9" dimensions of the area.

Why is the living room next to the kitchen? Keep the kitchen and dining room together with the living room on the opposite side. If the living room is really where you will spend your time and you want it open to the kitchen, move the bedroom to the front of the house and put the living room in back. Good luck!

I think eliminating one of the eating areas in favour of a bigger kitchen is a good idea. I would put the table in whichever space has the nicest view, and use the other one to expand the kitchen.

I would move the kitchen to the dinning and enlarge it. Using half of existing kitchen space. The nook is now the dinning space.

Do you need a formal living room or do you spend all of your time alone or with family in the family room. If you are willing to forgo the formal living then I can mock up a great option expanding the kitchen into the dining room and the dining room into the living room. In my family cooking and eating together is what matters the most. Let me know.
