Need Help On FloorPlan Renovation

I am so thankful I stumbled onto this forum because I need as much help as I can get. We have a tri-level home. The bottom level is finished and we use that for our teenagers to "hang" out. Well, the kitchen is horrendous (it used to be a rental) and the floors are uneven and cut horribly all throughout the entire main floor. It has two living room areas which with the downstairs level gives us three living rooms and I find that ridiculous. So, we are going to have to start over on the main floor. None of the middle walls are load-bearing. I need to reconfigure the main floor to include a living room area, kitchen, eating area and office (my husband works from home). Can anyone look at this and help? I apologize it is not to scale.

8 years agoCan you close off the front room and just have one opening to the front entry, maybe with french doors? Maybe you could expand the kitchen into the breakfast nook. You might add a pocket door next to what might be a coat closet for more direct route from the basement to the kitchen. Or just remove that living room/dining room wall altogether if you want a "great room" situation.

Comments (36)I really like the fabric you have chosen for your curtains. Reminds me of a store we once had called Laura Ashley. -Well...I think you should find a gorgeous cream, thick white/eggshell and paint your kitchen walls this colour as it carries into you dining area (there is not visual break). It has to complement this area at the same time. All four walls in kitchen area white, so no accent wall. (Yes, this includes the wall we see that leads into the living room). -Go with that gorgeous darker of the two greens for your upper cabinets and white again for your lower cabinets. The standing cabinet surrounding the fridge can also be the same green, with your island remaining white OR be white, again with your island remaining white. Keep in mind your appliances are black. White ones would be best but another time. **When you paint your island white, keep the knobs black. This ties in with your curtain rod above the glass doors as well as your appliances. -Please, please buy the kit that allows you to get a granite look for countertops and apply to both cabinet and island countertops. -Since you will be in painting mode, I would recommend also painting out the living room the same white until you find a colour for it that allows the eyes to transition naturally from kitchen/dining to living room. Comments (2)Can you take some space from the living room? If the stub wall must be 30", you could put a full-height cabinet on the LR side, and extend a peninsula to the point where the door was. If you need a support post for a beam, it could be incorporated into the seating overhang (plan on left). However, if the stub wall can be eliminated, or if only a support post is necessary on the exterior wall, you could extend the peninsula farther into the LR, and make the remainder of the room a dining area. With seating at the peninsula, the nook could be converted to storage and serving. areas (plan on right). Another option (on right), would be to keep the sink under the window and put the fridge on the stair wall. The fridge would be a trek from the range, but adding a sink to the peninsula would give you a better prep space, and the fridge would be more convenient to the FR and new DR. Comments (6)Thanks @decoenthusiaste. Unfortunately, the bed doesn't fit in the closet space and we need the bedside tables for our CPAP machines so the closet around the bed option is also not workable. I've had to compromise the closet space (yet 215cm is not so small) for increased storage space in the kitchen next to the fridge for supplies, brooms, and a vacuum. I've been trying to find a solution for the computer storage, something like a cubby to push it into but that takes up table space. I've already asked the kitchen company if they can add a pull-out table like this to the top drawer of the closest cabinet so we can sit across from each other when the weather is not so great....See MoreRelated Professionals
