Comments (10)I'm a buyer. If a house is on the market a long time I presume there is something wrong with it; the asking price is too high. The FHA sponsors 30% to 40% of the mortgage market now, and it has tightened its lending standards this year (albeit modestly). The Federal Reserve will stop buying morgage-backed securities and Fannie/Freddie debt 3/31/10, and the tax credit will expire 30 days later. For these reasons and others, I think volume will collapse this summer, and prices will follow. Comments (46)We wanted to move from the family home to one with an HOA and some maintenance provided. Kids are about finished with schooling, and we were in an older home with detached garage, large trees, and with lots of upkeep. But we are decades away from retiring. My in laws had moved the year before to a place that was all retirees, and not a walkable neighborhood. Other than that we liked their floor plan and overall home size a lot. So I had a list in my phone of new house requirements. Walkable neighborhood, outdoor patio space large enough for at least 10 people, attached garage, main level living, and lock and leave maintenance. Space to get by yourself in the house, and good natural light. We had looked at some houses that were close to our in law's subdivision, but didn't meet all the requirements. But this gave us an idea of prices and the amount of updating that would be needed if we bought something 20-30 years old. Some friends got married and moved their combined family to a home a few miles away that was new construction and maintenance provided. This showed us what that would be like and how much that would cost. So we know what the in law's 20-30 year old home prices were, and the new construction prices. Then we found the neighborhood we are in. Very close to the in laws. 20-30 year old homes, but a shady beautiful walkable neighborhood. Our house was a total re-do. Needed new paint, flooring, HVAC, and kitchen updates. But we knew that would still be far less than the new construction area. We never would have looked at it based on the listing pictures unless we had already done this market research and figured out what we wanted. The listing and the home in the condition we purchased were full of clutter and outdated everything. Fortunately we could see beyond that, and knew that it would be worth the additional expense to do the fix ups it needed right away. Comments (2)There are alarms you can purchase that will call phone numbers if the electricity goes out. I had one when I managed a large hog farm. I have not hooked it up yet, but I have remote sensors that have a real time internet based controller that I can pull up on my phone. I am putting a sensor in 1 high tunnel, and in the walk in cooler and one for wind speed and direction. All my tunnels are manually vented, so this is always in the back of my mind. I see 'messages' as an option for me to click, but it says I have zero messages. ?? I couldn't see your message button either. We aren't using a builder. My husband is acting as the GC. Jury is still out on how wise that decision is. We live by White Rock Lake, so an older neighborhood and no HOA or subdivision rules. We can build a hot pink house made entirely out of metal and stucco if we want. :) Not our design, but we could if we wanted to! We are doing a completely custom build...designed by an architect and we are picking and buying everything ourselves. So we aren't at the mercy of the builder's choices or prices. We have a ton of equity in our current house...it's almost paid off and has over tripled in value over the last 10 years. So we refinanced it earlier last year and used the equity to buy the lot next door and still have enough to almost completely fund the build. We had to take out a small construction loan for the remainder. No plans to roll that into a permanent mortgage. Once our house sells, we should be able to pay off our current mortgage plus the construction loan. If it doesn't sell, we should be able to continue to cover the existing mortgage and the construction loan payments. We don't want to do that forever, but could if necessary. Yes, we have started building. Framing is almost done. Hoping to deck roof and do sheathing next week. Our windows are in and the supplier is waiting for our go-signal so they can deliver.
