Buying and Selling Homes

wanting to move this summer, when would you put house on market?

We would love to move in July/August to another state. When would you put a house on the market? Now? In April to try to get the last minute tax credit buyers? Just wondering if there is a good time frame now a days or is it all up in the air?

NOW is right! Talk to a realtor ASAP. We put ours on the market last winter in January - not usually prime time- but there was nothing in our town at our price point and our realtor advised us to get it on the market as soon as we could as there were people out there looking for houses in our price range. Don't wait- get on it and good luck!

I second getting the floors done before you move in. I wish we had done that in our tv room. The carpeting is 10 year old builder's grade stuff with a couple stains on it. We didn't care when we bought because we knew we'd be upgrading the carpet in a couple years once are kids are less likely to spill stuff on it. Well, now we have a HUGE entertainment center with a projection tv in that room, and there's no WAY that thing will be moving anytime soon. Which means no redoing that carpet until we move out of the house. Fortunately, we can recarpet the stairs and second floor (which is that same 10 year old builder's grade), and figure we'll just give a carpet allowance for the TV room to the buyers we sell to in the future. As for paint, I recommend waiting until you are in the house. In our old house, we lived with the nasty wallpaper until we decided what we wanted to do in each room, and then we tackled stripping the wallpaper and painting. We did a room every few months until it was all done.

OK. I admit it. I am a secret wannabe moveaholic. I am an Air Force brat who moved every two years while growing up and came to love it. I crave change just for the sake of it. New views, fresh perspectives, wide-open opportunities. Alas. I am married to (and in love with) a content-where-he-hangs-his-hat man. So... I paint rooms, make drapes, work on many projects at once, refinish furniture, create oil paintings. But, I do not feel totally satisfied with where we live. I want to move. The house we are living in is 10 feet away from our neighbor's house---we live in a historic district in a small, Southern city. I CRAVE a view and a lot more privacy. So, yes, cricket0828, I think it is fine to move if you are bored, if you can afford the move and your DH is in agreement. paint chips, you came very close to how I feel when you said, "Anyway, what I'm trying to say is that sometimes you just have to let life pull you along for a ride."

I rekeyed all the locks at work, changing a few out so that all the keyways were the same, Schlage SC-1. The hard part was figuring out just how master keying works, there being masters, grand masters, janitors, restricted janitors, departments, sub departments, common, and guest keys. Those are my names, not official jargon names. Once that was done, I had a scheme that worked, so I did our house too. We have master keys (the 'rents), common keys (the younger people we were stuck with for eighteen years), and neighbor keys (can't get into the bedrooms or storage closets of the above key holders). Then my wife said to me something like "I wish MY work was that easy..." So I did that too. Except for one high security lock at the first job, and an odd gate key at my wife's job, one key opened all the locks at three different locations. Pure luck! We just couldn't tell anyone... PS: all our padlocks are high quality brass rekeyable ones (old habit from a hard learned lesson), so they were included in all that, so that's four locations if you include the rental storage site. One master key (on a very small key ring).

I think assessments are based on a 1/3 retail value but our last batch was ten years ago. Reassessments are this year and it should increase a bit but it is still over priced, should be 20,000,000 most likely. from our boat as a child I do not remember the roof so orange. When we sail the area now it has been that color though for years. My friends have an island house that was built in the 20s in the same cluster. Their wood work is still stained. I think this was more of a sea captain manse style originally. I always think of the ghost and Mrs Meir when I image the interior of old island houses. I think that this is why when people consider light, airy blue and white interiors as coastal I cringe. I have grown up with an image of water homes being dark and dreamy not light and airy.

What is the "average days on the market" for homes in your area? My guess is it is fairly long, so don't waste another day, get it on the market ASAP

NOW and make sure your agent has your home showing it's very best on the computer. LOTS of folks these days use what they see on the computer to help them decide where and what they want to see.
You only get one chance to make a good impression.

I would agree with the others in that the sooner it is on the market, the better. How is the paint inside the house? If you have any non traditional colors, you may want to take a weekend and make it more neutral. Anything you can do to tidy up the place will go a long way, in my opinion. Also, since you don't need to sell now, you could try and list it above your asking price, and as time comes closer to when you want to move, reduce the price if it hasn't sold.

Sorry, but I feel that this is bad advice. Homes that are overpriced at the beginning often end up selling for less than they would if they were priced right to begin with. The longer a home sits the the market the more potential buyers think that there might be something wrong with it.

I'm a buyer. If a house is on the market a long time I presume there is something wrong with it; the asking price is too high.

The FHA sponsors 30% to 40% of the mortgage market now, and it has tightened its lending standards this year (albeit modestly). The Federal Reserve will stop buying morgage-backed securities and Fannie/Freddie debt 3/31/10, and the tax credit will expire 30 days later.

For these reasons and others, I think volume will collapse this summer, and prices will follow. Put it on the market ASAP and price it to sell.

Do your homework and get a good realtor that knows the 'average days on market' in your area, comps in your area so that you price it correctly, and de-clutter and stage your home!! Dh and I put our house up for sale the end of March last year and it sold the end of July. We had to come down quite a bit in our price but it was during the economic 'downslide'....scary times!!
