Comments (25)My world looks pretty much like that of UNBIDDEN. There was some melting today, as the temps were in the high 40s and we had a big all-day rainstorm yesterday. Just enough to give a spring-like smell to the air and tantalize. Already the radio weatherman says to prepare for a lot colder weather starting Monday, and possible MORE snow Wedneday. Argh! It's not fair. I've had to plan errands with care. Every errand depended on whether I thought I could get a parking space upon my return, as every other place to park a car was piled high with snow and at the same time competing with the thoughtless students at a nearby college, who think it's fine to leave 3 or 4 feet between their car and the next car fore and aft. So people who own residences can't even park in front of their own home! Having to park 2 and 3 blocks away from my own home, especially when carrying heavy packages, is not fun, especially when it's icy. Comments (10)Well now, timing is always the thing, isn't it? You cannot predict how long it will take your current home to sell. No matter how well you research days on the market, no matter how well you price, no matter how aggressive your realtor is, the timing of selling, closing, and moving is always open to delays. If you don't stay flexible you will lose your mind trying to micromanage things far beyond your control. Obviously, do not renew that lease. I'd put the old home up for sale 3-4 months before the lease expires and then be sure and let them know you are renting to them on a month to month basis afterwards. The rest is up to fate :) You can specify hours that your home is available for showing. Confine that cat to one easily disinfected room and stock up on enzyme cleaners. You could even get a large, roomy crate or even a cool multi-level cat cage to confine the animal as cat pee is the devil. DO NOT allow that animal to roam your house! I have to say though that inappropriate elimination is the first symptom of many easily remedied medical issues. If this cat has not seen the vet over this issue, go now. If he has been in the past he needs to go again. If the health of the animal is not a priority for you consider the cost an investment in selling, because the stench of cat pee will halt even the most interested buyer right in their tracks....See MoreOT - How much involvement do you have when selling your house?
Comments (39)You are getting lots of good advice especially from kellyeng, teacats and egbar. I had a fabulous realtor couple when selling my last home. We interviewed 3 full-time (don't go w/ a part-timer) experienced (at least 5yrs) real estate teams (2-3 people so you're covered ) who were good sellers in the area and who seemed to have good marketing skills. One team clearly was not up to par and we selected the best. They hired a pro photographer and paid for a stager to come in after we had things clean and decluttered and somewhat staged. I wrote, or tweeked, quite a bit of copy and made a sheet listing highlights of the property and recent improvements. That was well received by our realtor (who shared the goal of selling) and buyers. The realtor did a great job of marketing to other realtors and managing showings, feedback, offers, etc. We sold fairly quickly in a tough market. I have also sold 2 homes in more rural areas w/o a realtor but working with an experienced real estate attorney who provided me with appropriate forms for disclosure, offers, etc. Of course, I did all of the marketing. One was sold to a neighbors sister after we had an open house (not common in the area). They were not even looking to buy a house! I would expect your agent to do an open for agents and another general one shortly after listing even if it's not customary. I also made sure the house was presented well -- better than the norm. Clean, decluttered, and simple repairs and staging done. It sounds like that is what you have done and it should make your home sell quicker. But there is a time to say "enough" and get it on the market. It sounds like you are at that point. Good luck. Choose the best of the lot, don't sign a long listing so they will have to continue to earn your business, work with the agent on getting marketing set up then let them do their thing.. Comments (19)Thanks to all...so much! I didn't want to bring this up but it isn't only homework...it's really ANYTHING. Example: He took a bath on Monday...Tuesday night I told him it was time for a bath. My bad though...it was late and he fell asleep within minutes. No biggie. On Wednesday at 4:00 I told him again after homework was complete to take a bath...He asked "Now?" I said "Yes, now...so that you don't accidentally fall asleep later..." I was still working until 5:00. I left my office at 5:00 and went to fix dinner...had to do it quickly because SD14's gymnastic lessons are at 6:00. Dinner was complete by 5:30 and SS came into the kitchen. Still had the same clothes on. NO bath. I take SD to gymnastics, go by the grocery store with the other 4, pick SD up and come back home...and again say "Go take a bath right now." He says ok and leaves the room...comes out with his clean clothes and heads towards the bathroom. I go to comfort the hubby who discovered that the company he works for is closing next week. When I go in to check on the kids I notice SS9 is asleep and has the same clothes on. The clean clothes are on the floor. NO BATH. Same thing on Thursday. But this time I say "take a bath today or you WILL be grounded for a day." I have to work again until 5:00...come out and go to fix dinner. NO BATH and since it's Thursday, it's guitar lessons for 2 of my other sons at 7:00. AGAIN tell him to take a bath as soon as we get home from taking the boys to lessons. He gets his clothes and goes to the bathroom. Guess what? Yes...NO STINKING BATH. I even stood outside the door and told him I wasn't leaving until I heard the water running. He apparently just hung out in the bathroom long enough to make it look like he was going to take a bath and then left the room. Friday was "drive 3 hours to visit with Mom for the weekend" day so there was no time to take a bath then because we leave for the long drive as soon as the kids get home from school. This child listens to NOTHING at all and does NOTHING that he doesn't want to do. I'm sure not going to bathe the kid myself...but he will NOT listen to me at all. I have 4 other kids, a big house to clean and a full time business...it is getting VERY frustrating having one kid who refuses to do anything...from homework, to bathing. yes, of course, the other kids sometimes have to be told twice or maybe even three times...but honestly and truly this kid will do NOTHING.
