Feedback on plans for new 2nd story
Comments (1)What do you have on either side of your house (why no windows on "S" master wall (south, as this is facing)? Can the kids' rooms and your room swap locations? Can you post up just your raw dimensions with the required stair location?...See More2nd Floor Bathtub leaking thru ceiling to kitchen; Emergency?
Comments (7)I didn't mean the whole ceiling. As Tim suggests, cut out 2x2, or probably 16 inches x 2 feet. Plumber will need enough to see what's going on and reach in. Anyway, once you do that keep cutting to where it's not longer wet. If the drywall is wet you'll need to replace it anyway. This shouldn't be major if the leak is easily found and reached. The drywalling will cost a few bones, but not thousands. More like a couple hundred for a painter, depending on local pricing....See More2nd floor bath issues
Comments (10)Several months ago I was reinstalling an undermount stainless steel sink in a granite top, a job I've done at least 50 times. These things might weight 5 lbs. It fell on top of the PVC supply lines and snapped one off, so I'm pumping a hose full of water onto the tile kitchen floor. I calmly went outside to the shutoff valve, turned it, and heard the homeowner shout it's not working. That was not good. Less than a minute had passed. I ran to my truck, got some tools, popped the lid on the curb box, turned the valve, and stopped the water. Maybe 5 minutes. There was an inch of water on the kitchen floor, fortunately I was able to sweep it onto the concrete garage floor immediately. I reinstalled the sink, no charge, and told the homeowner to call a plumber in the morning. The homeowner's insurance company sent a certified letter saying they were subrogating the damages to my liability insurance and they did. Despite the documentation of deteriorating PVC in Florida, cleaning ladies have snapped pipes with mops and homeowners have snapped pipes turning valves, I believe my insurance company paid the claim because it's cheaper than arguing. I saved a broken piece of pipe for forensic testing, to no avail: I check every shutoff every time now....See MoreWhich floor plan would you choose for 2nd floor?
Comments (24)I find it hard to offer up or encourage mediocre or substandard. I understand there is a lot of information and circumstances that effect a design; but when that information and circumstances is not made known, it is next to impossible to give valid advice and assumptions have to be made. I assume people are here asking questions to improve what they have to the highest degree possible, and I point out areas I see that could be improved or I offer a conceptual solution to improve what they have knowing full well there may be extenuating circumstances that lead them to what they have. I see many times people are under the impression that they can not afford the services of an architect, where in reality it is that they can not afford the one architect they talked to or are relying on hearsay. There are architects out there for just about any budget. There is most of the time a big difference between architects and house designers and the like. That is something even the people at Houzz can't figure out. Perhaps the lack of plans offered up for review here on Houzz is a result of people realizing that the best way to have the home they need and want is to sit down with an architect and get to know each other. The architect can discover their needs and wants, walk the site with them, discuss at length the dreams and possibilities of what their home can be. The owner can ask questions and see their home develop before their eyes in the form of sketches and scribbles; a personal/professional interaction that creates home. Perhaps I am being overly optimistic....See Morekiffkat
