Lovely! I like the classic white tile and porcelain and how you used furniture pieces in the bathroom. I love that the storage at the end of the tub has pull-outs that can be reached from the toilet. Your custom sink and backsplash and counter are unique and beautiful. Yours may be the first bathroom sink I have seen in which a small or medium dog could be washed! That is a good thing! I showed your pictures to my DH because I am thinking of classic tiled walls with a chair rail for when we redo our bath in a couple of years. He liked it! I was expecting him to say, "too old fashioned." He did not, he said it looked nice. From him, nice is a compliment. He even liked your rows of listello. I was just at the Tile Shop's site the other day looking at the Hampton tiles because someone was selling some on Craigslist. I am hoping to do as you did and get what I can cheaper there, and fill in the rest from the store. I can see that you worked very hard to secure all of your materials - and then cut the floor tiles to size and culled the Hampton tiles, too! You succeeded very well in getting the look you wanted while saving money along the way. Congratulations, and thank you for the pictures and great detail and supply list.

You can almost be your own 'appraiser' these days. "Sold" information is online, as are photos and full descriptions of properties. It sounds like you have already done some of this. Have you toured your 'competition' on open house days? Are you looking beyond number of bedrooms and baths and square footage? (I wouldn't find a two up, two down situation ideal, nor ad hoc 'additions'.) Ditto GreenDesigns about getting Realtors involved. Their recommendations would be useful, along with your own homework, even if you don't list with anyone. If you are serious about selling soon, I would list! We are presuming you have done all the usual prep work -- de-cluttering, painting, repairing -- polishing up the handle on the big front door! LOL Also...there may be a 'hot market' only within certain price ranges, or only for 'newer' homes, or even just for *smaller* homes. There are three large, older-with-additions homes in my neighborhood that have been on market for over three years. They are between $1.7 and $3 million. It's a smaller market, and few buyers are eager to invest the upfront cash that banks are now requiring. (You may need to get creative about helping finance the sale.)

One thing to ask is how will the tiler waterproof your shower. The tile install and water proofing and heated floor for my 8x13 was over 8k, without a steam shower which I was quoted thousands higher for, so your quote seems low if he is properly leveling for the heat mat and properly waterproofing the steam shower. To properly do a steam shower should cost more than the entire tile quote you were given according to my three quotes last year. Is this a fix price contract? I paid 65k for my similar sized bath but 22k was to build the structure above an existing first floor sunroom of my Ct. shoreline 1920s house so your second and third quotes are on par with mine without a steam shower. The first is a low ball and most likely not quality work. I do have concerns that your steam shower, which is so important to get right, is way too low to be a good install. eta, I did not do a soaker tub so add another 8 to 10k for that to my cost too.

We renovated recently and removed an old cast iron tub that had been reglazed badly several times - it was tough for our plumbing team to find someone to cut it up and get it down the narrow stairs.. we opted for an acrylic model for our replacement, I absolutely love old things too but definitely appreciate the new pipes that our team was able to run to the new bath as well as a nice level subfloor 😅
