When do you plan to sell it? Next year? 5 years? longer?

If you are selling in a year or two, find out from your agent if tub/shower combos are still popular in your neighborhood. Otherwise, go with your gut. JMO

If this may be your forever home, unless you like to sit in your own dirty water, you could choose a shower if you could make it large enough to set a portable shower seat in it (should you ever need it). With enough room, those could work for bathing children or even pets, too .

If, however, you might be selling it to someone with small children or pets, they might prefer a tub/shower combo but, with children and pets, they'd want one easily cleaned -- practical rather than trendy.

If the neighborhood has families or is gentrifying and families are moving in, there is a good chance that a family will be interested in buying that place from you when you move.

After all, a well-maintained, updated three bedroom condo in an upscale urban area is very desirable.

But would a family with children want the children's bathroom to not have a bathtub?

Even though the master bathroom has a bathtub, not all parents want the children bathing in their bathroom and having to contend with bags full of bathing toys and rubber mats, etc.

Take a look again at that bathroom, maybe you can show us the space and the dimensions, you might be able to remodel it more than you realize. Maybe you can rotate the tub 90 degrees and get a longer one in that way?

In any event, if you get a new tub, be sure to get a tub that is NOT free-standing the way the one in the master is. When you wash and shampoo a child, you want the ledges/tub surround to put down your cleaning implements and bottles, etc.

Also, children/pets slosh and spill, and it is difficult to clean around a free-standing tub.

Yes, a couple with no children and no plans for any might buy it too.

But no tub in the children's bath and you may well eliminate half your buyer's pool.

Is that what you want to do?

You can bathe a dog or a baby in the soaker tub. You can also bathe a baby or a puppy in the kitchen sink!

My family is a tub family. My teenaged boys loved soaking in the tub when they lived here. They would shower first after work or school and then soak in the tub afterwards.

May I ask what the goal of the bathroom renovation will be? Is the bathroom in poor condition? Does the tub need replacing independent of renovation choices?

I, personally, like tub/shower combinations. Shower stalls are useful for those who have trouble stepping into a tub. Standard bathtubs are best for bathing children (deep ones are far less convenient, and basically involve climbing in with the kid; they're also more difficult to get into, especially for those with short legs). Babies and small dogs can go in the kitchen sink, but that ends at about cocker spaniel size. I haven't tried a dog in a shower, as bichons fit in the sink, if they have to (like when one came home with black up to her knees after a walk ... Immediate airlift from porch to sink). I don't really understand the discussion of longer tubs, but maybe that's because I'm not tall.

We took our tub/shower combination out and put a shower in with a portable stool. As we age, we cannot climb into the tub to take a shower. I think since you have another tub, I would use this space for only a shower.

Thanks everyone. All great points!! Here's some answers to questions in no particular order: There is no place to move the shower/tub without also moving the sink and vanity. The low and short tub is awkward because only a child or short adult can use it as a bath tub. The goal of the bathroom reno is to update it from it's current 1999 builder grade state (It's the last room in the condo to get an upgrade). I also agree that the average adult will find it awkward to wash a child or pet in a super tall soaker tub. This is just like Sophie's Choice :) :) :)
