Tub/shower combo & 2 sinks or Separate Tub & Shower & 1 sink

I have been wrestling with this decision forever. I have room in my mb to have a separate walk in shower and claw foot tub, but I will only be able to have one sink. Another "but", I will have a separate vanity with a mirror on an adjacent wall so that 2 people would not be crowded around the sink to get ready. The other configuration would be a simpel tub/shower combination with a shower curtain, I'm thinking Kohler Memoir cast iron. I've tried to estimate the cost difference between the 2 options, and there is a difference of about $2-3,000, meaning the separate tub and shower would be that much more expensive, when you factor in the wider, more expensive console sink I want and the extra tub, and the glass shower enclosure. Uggghhhh...my plans are to stay here for the long haul, but plans sometimes change, so I do have resale concerns in the back of my mind. My house is about 100 years old and I have a high end kitchen that I just put in, so I don't want to skimp, but...why do you dislike your tub/shower combo? And which is more important, a walk in shower or having 2 sinks?

I can see why thats a hard decision :o I *think* since you DO have that separate vanity area and nice walk in showers are a big seller, that I'd have to go with the one sink layout. Personally, if it were me and I shared the master with my husband, I'd go for the 2 sinks. Can you do a large walk in shower (for two), skip the tub and do two sinks? It's never easy is it?

I'm a tub person, I have to be able to have a soak. I'm currently single, but hope to share the bathroom with someone someday, so the sink thing is an important consideration...

Wow, thanks bumble doodle! Tt is great to know that the tub works well as a shower. We are tall too--at least most of us (two of my teenage daughters are twins and one is 5'2" and the other is 5'10", so maybe the short one complains a bit but that's ok, since she complains about everything!) We are getting the non-jetted version. Also, I am hoping that building the deck at the front will help with the water spray. I am pushing the tub back into an alcove under the window the long way (so we get into the tub at the 32" side rather than from the 48" side) and we are trying to go without shower doors in order to make the bath feel open. With a deck, we buy a few more inches of length to help avoid water on the floor. We may not succeed and will put a panel on if we have to. Any thoughts on this?

Thanks for all your thoughts! homeybird- we did briefly consider the wetroom idea, however, we're in Maine (brrrrrr), this room has 3 exterior walls and a poorly insulated floor, AND we need to be a little more traditional for resale. igloochic- Well, right now there IS no office. That is all part of a gigantically long master bedroom. It's stupid space in my opinion. I work at home and NEED an office, so right now my desk is set up there, open to the bedroom. I HATE it. Hate the computer lights and hum, hate seeing the piles and cords. I want my bedroom to be a calm place to escape and unwind. This house is teeny, so there is NO other place for my office to go. (Plus, we think being able to claim 3BR is a plus for resale. Target market will either be a young family or retired couple. Either way it seems like 2 normal-sized bedrooms and a small nursery or home office is a desireable combo. Honestly, there's no other place in the house where a home office could go....) weedyacres- I'll play around with that but my DH is going to be mad. We're having a heck of a bad year, renovation-wise. We started the kitchen/LR/DR renovation in April and soon discovered some very major drainage problems. We'd hoped to complete the exterior renovations this fall but the money we had to spend on the stupid drainage problems has left us utterly broke. Then DH got temporarily furloughed and I am not working either, and both cars are dying. It's baaaaad. BUT we HAVE to address this bathroom this month because it is -quite literally- making me sick. There is a huge mold problem in there. It's sealed off with painters tape right now because I was so sick from it. DH is going to have to cut a hole in the exterior wall, go in there and start gutting it until he finds the source of the mold (we suspect it is in the insulation, possibly the sheathing and studs, hope not!!). ANYWAY. It is not the best scenario to start a renovation. The kitchen's still not done either. And we're out of money. So we're leery of making too many changes. Even doing it all ourselves, having to reframe and redrywall and trim out all those extra walls is sure to add at least a grand, don't you think? Plus, our Washer & dryer are currently in the north closet...... WEll, I will draw it out and play around with it...... thanks for thinking outseide the box anyway.

Since you have 3 bathrooms that sound quite large, I would leave a tub in one of them and then do exactly what you want in the other 2 bathrooms. Whoever designed your house sure did love the long vanities! I'm stunned by those measurements. It could look a little odd to have counters that long with just one sink, so I would consider adding tall storage cabinets (if you could use more storage) alongside a shorter length countertop/vanity. As for one or two sinks, I'm building our new main bath with just one, because I like to have counter space to spread out on. That's fine for the way we live - my husband and I never need to be in the bathroom getting ready at the same time. Nor did my kids ever have a problem sharing a single sink in our previous house. But some people would refuse to buy a house that had just one sink in the master bath. I don't think there's any one right answer for this.

The answer depends upon the details: - A prefab shower surround will probably be your cheapest option (and while they lack in looks, they're super easy to clean). - A builder-grade tub/shower combo would probably come in second lowest. - A shower-pan-flooring with tile walls would be next in line. - Then an all-tile shower (of course, that depends upon whether you go with economical tiles or not). - And most expensive would be a nicer-grade tub with a shower. And with any of the above, you get into the question of what type of shower head you're using. A simple shower head can be had for less than $100, whereas a handheld on a pole is going to be more, and if you want a rainshower head in the middle of the shower in addition to the "regular shower head", that'll be more still. So, really, it depends.

Is there any way to run plumbing to the separate vanity area to make it into a sink?

We are doing a gut remodel of our bathroom and we were able to cram in the shower, 5'6" claw foot tub, toilet and two sinks (on adjacent walls though, not next to each other) in a slightly less than 10'x11' space including sloped ceilings and a couple of windows.

Here is an older version of our plan for the bathroom but shows the two sinks. The one next to the tub is a console sink (on chrome legs) so very open and the tub is now a double ended tub with plumbing in the middle.

Here is a newer plan showing a tile layout I was messing with and the right tub. It also shows a bump out for a knee wall where the new drain is going to run - it turns out there was steel angle along that wall and we could not run the drain line under it so had to go through. It's more of a challenge to get the water there but wasn't impossible.

I would rather wipe out a sink everymorning than clean the tub/shower just to take a bath. if im soaking its because im tired and sore from working and the last thing i want to do is scrub to get in the tub. i vote for 1 sink if that gets you a separate tub from the shower

How do you live? Do you and hubby both [want to] use the sink at the same time? Are you a shower person or a tub bather?

I'd say that the clawfoot tub, separate shower and single sink version would be more elegant and probably more visually appealing for resale. And since you've got the separate makeup area, you'd minimize possible sink congestion. And Sadie's point about having to clean out the tub prior to a soak is a good one...

For me, 2 sinks is a requirement. I just need my own area, my own drawers, shelves, etc., and don't want to have to wait in line to brush my teeth. We had this same decision to make and I went with 2 sinks and a shower/tub combo - BUT, I am an occasional bathtubber, not that frequent. If I took a bath every night (but who can with this water shortage?), I might feel differently.

Thank you for your posts. I have just purchased my console sink and am purchasing the clawfoot tomorrow. Decided to go with separate shower and tub, and now that I've decided, I'm excited about it. I think one sink will be fine, and it is one that I think will make a statement. Thanks again!
