Do you really own so many clothes that you need a closet that big in addition to the walk-in closet you already have? Re-organize your existing closet better to hold more. Container Store has their Elfa systems on sale now. We redid all our closets with Elfa. They all hold 50% than they used to with the builder installed closet systems. You wrote that your dad lives with you. Is this a temporary move or a more permanent arrangement? Do you plan to care for him as he ages or will he move to an assisted living facility at some point? If he will be living with you for a long time, I recommend that you assess which downstairs room you can turn into a bedroom for him and add plans to expand the powder room to be a full bath. Or you add an elevator so that he can go between floors safely. For instance, if you enclose the DR to convert it to a bedroom, then it would make sense to move the formal DR to the hearth room, eliminating the need for a breakfast nook. If you enlarge the bathroom, you'll need to add additional pantry space elsewhere. If, however, your dad will move to an assisted care living facility when he begins to have more health issues and/or has mobility issues, you don't have to take the above considerations into account as you design the kitchen. If you haven't done your big picture plan first, put the kitchen remodel on hold until you have.

Thanks for your feedback! As of now I don’t have any specific furniture purchased but have been looking. My main goal is to utilize both “living” spaces in the most functional, aesthetic way possible. I don’t want a bunch of wasted floor space and I want it to be cohesive/flow well so it just doesn’t seem like a random desk placed in a large room. I also was curious as to whether the way the sofa/chairs are arranged works for this room or if something like a sectional would be appropriate. Or if rearranging where the sofa/chairs would work better in relation to the fireplace/TV. Would love to update the fireplace (planning on a new mantle for sure) and decor in general, and make it more like some of these living rooms from my idea books. My goal is to achieve a coastal-modern feel, with richer woods and navy versus pastels and driftwood. Thanks for the tip on providing measurements - I’m new to this kind of software so I was sort of trudging my way through it :) I will try to get more accurate measurements ASAP.

Sorry, it sounded before like you were not happy with the layout as is. No worries! And Patricia is wonderful! If you want a separate office and TV area, some measurements might help a pro on here. I could not tell how wide the entrance was or how long the wall was in front of the stairs. Curtains can be blue, white/blue print, or a white/blue/gold print. (Is the wall color staying gold or changing?) You could change the shades to blue and do white curtains or a white/blue print. You could also do a double rod with sheers instead of the shades. You could extend curtains to the whole wall, or over both windows, if you like. This is a great way to pull the beautiful blue couch color through the room. Art/wall decor can go over the FP, next to the bookcase, and in the bookcase. Your FP mirror is a good idea, or a large art print that picks up your curtain color. I also like the arc floor lamp to the right of the TV. Wall art colors can have red, gold, white, or blue from your rug. Family photos would look good in simple frames with a matte. A floor plant or 2 can go by the windows if you like. Find decor meaningful to you. You might be able to go shopping right in your own house! Your white marble coffee table will look great, but does it come in round? or does your rug come in rectangle? You could put your round rug under the desk and a rectangular version in the TV area. A few things to think about. - It might be difficult to keep grass healthy on that side yard. A walkway w/ some plantings might do better and provide a nice entrance for guests to come around to your back yard. - Depending on what zone you're in, sun availability, etc... Vertical arborvitea could do well to soften the eyesore. Consider only doing a few rather than a thick hedgerow if they'll block any sunlight. - Firepit? Maybe. The smoke (and PM and carcinogens that it produces) can be annoying for you and neighbors. I think they're OK in more open areas but that's not what you have. An outdoor fireplace with a tall chimney (and possibly built against your house) might be a better option but also $$$$'s. - Firepit seating. Teak benches that will allow you to rearrange easily when you want. - Spa? As in hot tub? Many people install them and then after the novelty wears off get tired of the maintenance. Some love them but many not. A good sauna might be a better option.
