Comments (6)Thought I'd chime in with one more thing, since I just read the "4 y/o Bosch bites the dust" thread... Maybe it's attributable to my fastidious dish rinse routine or sheer dumb luck, but I have managed to make my low end Whirlpool Gold d/w last 12+ years. Not even really sure how old it is -- it was here when I bought this place 10 years ago and I vaguely remember hearing that the previous owners replaced all appliances two years before I bought it. I have not, not once, not a single time EVER, had to have it serviced. It sounds pretty much like a freight train during an atomic bomb detonation but it runs every time, all the time. That is the kind of reliability I need in my life. Comments (9)Can you afford carrying costs if you can't sell by May? Can you afford those carrying costs plus taking a loss after May? If you can't sell it by May, can you rent it -- and, if so, do you want to be a landlord? (This may require using a management company if you are out of town, and you need to factor in costs of hiring out repairs while you have tenants and repairing whatever damage they might do.) I think things are starting to pick up in most places for spring, but keep in mind that getting from an offer to closing takes some time (even with a cash buyer). What is your market like overall? Is it getting steadily better year over year? Also, keep the costs of selling in the back of your mind when making these decisions; it's not just about making your lender(s) whole. What I did, in a *declining* market when I really wanted to sell and really, really didn't want to be a landlord, was to take a cash offer and make it work (I had to bring cash to the table for a portion of the agent's commission). Mine turns out to have been the right choice, because the value of the place kept declining, but that was in the (relatively) early days of the tailspin in a housing market that was hard hit. I have friends who are landlords and friends who waited to sell (and then took the loss). I think they're okay with that decision, too, either because they think the market will rebound and they're happy with their renters, or because they feel like they got the best price they could by waiting (not sure I agree, but am not about to point that out!). All that to say, I'm not sure there is a clearcut "right" answer, but I wanted to at least help by pointing you in the direction of some questions to ask yourself. :) I totally agree that the data matters and I stalk comps like no one's business, but, at the end of the day, the old adage is true: your house is worth what someone will pay for it. Comments (60)AJ, is that Honeysuckle? How pretty! Our's is blooming now, it's white, but the blooms don't last long then it looks like weeds. I grow Petunias but they don't do well. Everything I grow is super easy. Everything I plant blooms profusely all summer. If not, I won't plant it. lol Knock Out Roses- Floribunda Roses (my first year) Cosmos (first year and they've tripled in size already) Carpet Roses- Zinnias Coneflowers Tickseed or coreopsis Hydrangea, the easy one, forget it's name. Dianthus, the real colorful mounds you see Impatiens for shady areas Caladium, which I'll be planting more of. They thrive in front of the porch with morning sun. I still have other plants to buy! My dh planted a large plot of wildflowers so I can't wait to see them. They're on the other side of the garage which you can't see in the picture....See MoreDecision time for home under contract! Comments (28)@Dianna B We bought/renovated a house near the beach 2 years ago, got all the permits to list it as a vacation rental (this was an ORDEAL, so make sure you look into what it required!), signed a contract with a property management company, got pictures taken and the website set up to list it on all the vacation rental sites, and were ready to go live... on March 5. Yes, that would be March 5, *2020.* :P So, instead of renting it out, we moved our family into it -- since everyone was working/schooling remotely, it was perfect. And every single day, I'm grateful for our beautiful kitchen!!!! (The house we rent where we 'live' is a tiny homage to the 70s, in all the bad senses of the term homage. The greenish-yellow counters, the inability to open the fridge and the oven at the same time, the lack of a functional venting system... well; at least it's very space-efficient! haha) So yes, to @Michelle Maurice's point: you never know how you will use your vacation house. :D...See Mores1837
