Comments (14)Oooo, Ooo, that red sandy loam looks like central/east Tx, like around Columbus, Halletsville or Giddings. ANYTHING grows there. The HEB roses are a bargin, but the roots are chopped pretty short. The first year I planted a Duchesse from them it sulked it's looking good now. Pinkie is a bloom machine once she gets established. Ducher is great, Caldwell Pink is a workhorse (& it roots easy--let me know if you'd like me to send you one). For companions, I've had very good luck with dianthus. I pick up the .25 single pots or $1.00 six-pack plants that Lowes throws away on a regular basis. Within a year each plant is a huge clump. Native wildflowers are wonderful, too. Since it looks like you have a pasture, dig up some bluebonnets, coreopsis, mealy sage, etc.--whatever is blooming in your area, as they bloom, & transplant into your bed. They LOVE living in a cultivated watered bed. The little native "rain lilies" make a beautiful border when they are thickly planted. Alyssium does well in my zone until the heat really sets in. Comments (8)The French doors at the two ends of the room could be removed to make room. If you have to allow for them to open you'll have less space for the sectional. I would float it in front of the FP. You need a large piece of casegoods or a long console table and big art gallery opposite the fireplace as a visual counterbalance to it, and you need to leave walk space behind that wing of the sectional so both doorways can be accessed. Subtract depth of the casegoods (12-18" for a console, secretary or bookshelves) and the width of the walkway (36" or a bit less may work) and a small passage (18-24") between the sectional and the fireplace hearth so you can squeeze in from there. That should tell you what length the sectional can be. I estimate about 7 feet for the wing perpendicular to the FP and as much as 9 feet for the section facing the FP. If you can get a reversible chaise sofa you'll have more options. It won't be as large as a full sectional, but it will be more conversation friendly when you have guests because you can add a pair of chairs to the room. Comments (10)Thanks localeater. This is their first fixer so they’re open to all suggestions. I will text her for a drawing & dimensions. The room is fairly square. The pics were taken from a position of three stairs that go up to the original part of the house. The wall with the stairs is straight and doesn’t offer any additional space. As for the carpeting. I did suggest to add wood flooring (to match the main area of the house) and incorporate a rug instead, but so far it’s a no go. Irregardless please feel free to suggest whatever thoughts you might have. It’s vacant right now. Their current lease doesn’t expire until August 1 and the goal is to have the floors & paint done before their move.
