From what I can see and what you are saying, I would go with the CF couch (chrome will not stand out with your whitewash as much as the dark legs on the RTG sofa, and I believe the best option is to add a stand-alone desk (open secretarial desk so it's not too visually heavy) behind the sectional, as suggested above, with it facing the window.

@ dan1888 Thank you for the feedback. I will keep that in mind. @ jck910 I need the space because I do expect to have grand-children in the next five years (son and DIL). Also, I work from home. Thus, a home office. is needed and I have a literal gym (pretty much anything you can find at a chain gym (Lifetime Fitness, 24 Hour Fitness, etc....), I have in various rooms now and in my garage. I couldn't find a home that could accommodate the exact space I wanted and the homes are skyrocketing here. When I say in my budget. I just meant the price of the home. I was specifically looking for a gated community. My original intention was to put my office in the "formal dining room" area. However, that is the location of my current home office and with Amazon Prime deliveries and barking dogs. I had to rethink. Hence, getting rid of the breakfast nook. I have never planned to have two tables in the home. I do like your suggestion. From the front door you actually see the formal dining because of the wall that separates the kitchen from the formal dining room. So if you were at the front door. To the immediate right is a 1.5' - 2' wall, where I could perhaps put a plant or something (don't know). Then you take about 2 - 3 steps and you see whatever is in the formal dining room. Once you take another 2 - 3 you can maybe seen the kitchen. Help others help you by posting an overhead view layout, drawn to scale on graph paper with all dimensions (walls, windows, doors, etc.) clearly marked. Be sure to show all the rooms so we know how they connect. Then tell us what you want to place in there (sizes/types of furniture, etc.) And just curious, are those concrete stairs and how are they supported?

think & kudz: I was attempting to give the owners the maximum view and balcony access by making the middle bedroom the master, leaving the larger master (which is quite far from the bath) to contain guest, office and media room furnishings with no balcony and possibly a less exciting view. Not sure which view sees the ESB, but assume it is the balcony area since the OP is focused on that. With the bed placed on the "west" wall of the room, the view may be enjoyed from there and chairs can be added near the opening and/or on the balcony in good weather. Perhaps the smaller closet in the room could be converted to a coffee/wine bar, turning the space into a self-contained a.m.or p.m. retreat. A door on the "north" end of the "east wall" could give easy access to the office. The main issue for me is the distance anyone has to go to reach a bathroom. If the foyer closet and LC could be moved forward that bath would at least feel more spacious and the shower enclosure could be larger. I also wonder if that front foyer WIC would be better if incorporated into a larger, more luxe master bath.
