Usually in a living room or a family room there is something that everyone agrees they're going to look at and that becomes the "focal point" of the room. It's usually a fireplace or a TV. In this case, I don't see what the focal point would be. The reason that's important to determine is because that is how your furniture would be configured. Your couch should face that focal point and then the rest of your furniture falls in line after that. If there isn't going to be a TV in this room, then you have to make that window the focal point. Move the couch into the center of the room facing that large window. Put two accent chairs in front of the window looking back to the couch. A coffee table in the middle. And a console table on the wall where the wall unit is now with a large piece of art over it.

The room beside the fireplace room looks sooooo good! Hard to believe it is the same house! OK, about the lamps. You need rectangular shades either for those lamps or we need to try a different approach. You can try that white lamp you have with the rectangular shade on one end and then try putting a floor lamp on the end where there is the corner. I see you “grouped” some photos on a small table by the white chair. And put a throw over the white chair. How does that look from the back view? Are you gaining some confidence now and seeing with some changes you can vastly improve your home and not spend a dime! Don’t you love that?

I would suggest one set of pillows on each sofa. I would move the floor lamp between the two sofas unless you can find a small end table and put a lamp on it. I would also move the white sofa closer into the area because it seems to be out too far in the hallway. But first, turn the rug the other way so that the eye sees the width of the room instead of the shortness from the window to the white sofa. Easy! I would also move the plant on the console, to the middle to balance the two pictures. Lastly, a couple of books or magazines on the coffee table would give a potential buyer the idea that this is a good room to relax and read. The seller's disclosure on the owner built house I assumed in December said they "had no knowledge" of asbestos being present. The house was inspected and approved in 1979, the party I bought from were the second owners and lived here 37 years. Apparently without ever noticing the majority of the floor space was covered with asbestos floor covering having a whopping 20% asbestos content. I found this out after a heating systems estimator asked me how old the popcorn ceiling was. Which prompted me to have the house sampled and tested. The asbestos service told me to just leave it in place. However the skin over the top of the stuff is tissue thin - where there is no concealing carpeting on top there are already visible tears and holes that were present when I moved in. Which the service told me I could seal with the thickest available latex paint if I "was concerned about it". Apart from the future problem of trying to sell a house with 20% asbestos floor covering all through it - when the time comes I'll probably move out and then pay to have it all removed as part of preparing to sell - meanwhile I am waiting to hear what an installation crew leader thinks about coming to replace all my windows (and a sliding door) in a work setting with this aspect present. In particular the possibility that the floor covering comes right to the base of the slider. And has an exposed edge, as has been the case in other locations within the house where the covering encounters an exterior door.
