San Gabriel Valley (91775 zip) Looking to replace Tall Fescue with...

Hi, So I inherited a tall fescue lawn and it looked half way decent between November and June. Now that it's summer, I'm having a hard time with weeds popping up. I'm also annoyed by having to see yellow spots from people walking their pets that urinate on the lawn. I've been reading advice from users like dchall_san_antonio and seeing that UC Verde or St. Augustine as a recommended replacement option.

Has anyone had any experience with UC Verde? How does it look and feel for the front lawn?

I know it's getting late in the season to install new plugs. The questions I have involved recommended methods of doing the replacement.

1. What's the best way to get rid of the Fescue? Can I just use roundup and kill it off over a month or so process? Multiple application?

2. Do I need to remove the existing grass using a sod cutter,etc? That's a lot of work that I'd rather not do.

3. Does anyone have any real good experiences with UC Verde? Does it have a nicer green than St. Augustine?

4. Should I just convert to St. Augustine or another grass?
