Need Help Choosing Flooring and Paint for New House

Hi all! We have an older house that needs some flooring updates, but can't decide what to do. We intend to replace the entry way (currently white tile), the living room (currently wood tile), and the kitchen, breakfast nook, and laundry room (all currently cream/beige tile). The dining room and office area are parquet wood floors and the sunroom is brick, which we'd like to keep as is. It just feels like there are too many things going on with the floor the way it is currently.

We were thinking of doing a darker wood tile (e.g. to match the exposed beam in the living room) for all of these regions except the laundry room, which we would probably want to keep as some sort of neutral tile. Would it be weird to have wood tile meeting parquet wood (where the office meets the entry way and where the kitchen meets the dining room) or am I overthinking it? Do you have any other suggestions?

Also, I'm not loving the paint colors in this house, especially all the grays. I feel like warm tones and cool tones are mixing too often and it sort of bothers me. I was thinking a basic white would maybe make it more neutral, but please let me know if you have any other suggestions as well!

That's a fantastic looking home! Congrats. It looks like the parquet is the 'thin' stuff which means it probably can't handle a refinish (it might....but don't count on it). The previous owners did a nice job 'matching' the tones for the living room wood-tile and the beams. That's the type of match that looks quite nice.

That being said, you definitely have plenty of flooring going on. You are correct, the gray walls (trying to be trendy without doing the updates needed to complete the look) are not helping.

Here's the issue I see: the COST! If you have the budget for $2/sf removal of the existing tiles and then have the budget to install LARGE FORMAT 'wood look' tiles throughout (should be $15-$18/sf for materials + labour) then go for it. If you do the math, you could be looking at $17-$20/sf.

If we *assume you ONLY have 1000sf of flooring (I'm guessing the floors would be more like 2000sf) you are looking at $20K. If we price it more to the 2000sf then you have a price tag getting close to $40K.

And we haven't even touched the parquet or the brick. I like the brick. But it does break up the house even more. And I always worry that an 'outdoor space turned indoor space' like this one hasn't been done 'properly'. And that could be another money-pit waiting to happen.

Ask yourself the question: Do I have the BUDGET for $20/sf for flooring? And another $5K for painting?

Thank you so much for your thoughts! Glad to hear someone has a similar opinion as I do on the paint as well.

One of the issues I'm having is that we know that we won't be in this house for more than a few years (military). So we're sort of trying to do the most cost-effective updates to get our money back when we sell, and enjoying it ourselves in the meantime. In that case, I wonder if it wouldn't be more worth our while to keep updates in the kitchen, bathrooms, and landscaping?

Painting I'm going to attempt to tackle myself. May have to give up since that gray is just SO dark in some places.

A color I would recommend is the SW 6335 Fire Brick by the Sherwin Williams Brand. The product SuperPaint Exterior Acrylic Latex Paint would help the paint last and last throughout the elements. I hope this helps.

I would do a round table 56” in diameter...would look great. or a 56” x76” rectangle you subtract 30” from both sides of table for room to pull out chairs and maneuver around the space...also from length.. so take the width of your room and subtract 60” and take length if your room and subtract 60” Room width....116-60=56” wide for table width room length....136-60=76” long for table length

Lianne, well, she never came back to check, so who knows what she got! If you look up SJ McCarthy, she's the flooring pro on here. you'll find her comments about how things hold up on numerous posts. If you find her profile, click on her activity, and see if you can find one where she talks about diff flooring. she talks a lot about diff LVP brands. or, start your own post, with a few pics, and ask for advice on flooring choices. @Mary Elizabeth @celerygirl @cawaps For those curious, after all the deliberation we ended up going with White Dove for the whole floor (except bedrooms / office, and kitchen backsplash area, which we havent decided on yet). Overall we really like it. One thing we might change is the window wall and fireplace wall in the north facing dining room with the skylight. I think the color shows a bit too cool on that wall due to the north facing light and lack of light hitting those walls. We may go with something like Revere Pewter (since it is warm without too much yellow); possibly Grey Owl although that may be a tiny bit too cool; or October Mist like @celerygirl suggested (do you still like October Mist for those walls now that you see white dove in here? We may also consider re-doing the living room wall that faces the kitchen, also Revere Pewter or soemthing. But overall we really like the White Dove all around. We ended up with Hale Navy for both sides of our front door and i think that turned out great too. Didnt get great pics of that but i think it works well (house exterior is a lightish neutral grey) These are from around 6pm And these around 3:30 Any thoughts on paint color for the fireplace? If we go with Revere pewter on the fireplace and window wall, i think we would need ot keep fireplace light, even maybe white dove. But if we keep the wall White Dove, should we do Revere Pewter fireplace? I’ll try to get some more pics today around midday with more natural light too.

Primer is your FRIEND when going over dark colours. Primer is cheap and easy to work with. A couple of coats and the gray is covered...and you are ready to put down the next colour once you figure out what it is.

I'm not looking forward to the detail work around all those bricks, but I think it would do better with a warm beige/taupe-type neutral instead of that gray! Then perhaps a light beige for the walls.
