Are you building new? Or asking about the furniture arrangement?

You need to show measurements for sure and also name the spaces and what is that behind the dining table on the LR side.

Is this a reno or a new build? If a new build, start with an architect who tours your property and listens to your needs/wants list. If a reno, start with a certified kitchen designer (not a salesperson) to get that worked out.

Why do you need such a long stretch of counter and cabinets? And a walk-in pantry and separate snack area? I moved the garage and everything on the garage wall over 3'. Of course that affects the second floor, because of the stairs, so it might not work. The kitchen plan would be the same as I've drawn, if the garage and stairs can't move--there would just be more wasted space in the garage entry area.

If that little L in the LR is a support for a weight bearing beam, maybe it can be engineered to span the room. In that case you could include another cabinet to the right of the fridge, but I wouldn't move the fridge. Or, maybe you could put a doorway at the end of the hall, with a short return toward the kitchen. Island width could be adjusted.

I am no designer, but am not sure that the bathroom arrangement is very user friendly. If one person gets up in the night to use the toilet, I would think it would disturb the other person trying to sleep. Could you swap the closet in the bathroom with the toilet room?

Thanks for the comments. There is an existing house that needs to be renovated. My wife put together a draft update of the floorplan. The rooms off of the garage are a laundry room and pantry. Across from the dining table is a buffet server.

That is a really large foyer, which will just be a large empty hallway space.

This is so much more than just designing a kitchen. You really need a good interior designer or architect that can do interiors well that can do a whole house plan. What are your goals, budget, what is and isn’t working is just a starting point. Home on a slab or a basement/crawl? The existing plan is hard to read/understand the spaces.

your master bath is awkwardly narrow. I like Mamagooses kitchen plan, it feels comfortable.

I would take the dining room table and move it between the island and the living room. It may sound strange, but when you see it, it works!

So, we're not moving the garage and stairs. Here is the plan I was working on at the point that I moved the garage over. I added the cabinet to the right of the fridge to line up with the entry wall, and also added a prep sink in the corner, in front of the larger window.

I strongly suggest you post this on the "Building a Home" forum and, possibly the "Remodeling" forum.

The Building a Home forum has several architects that hang out there and they will have better advice than that on the Kitchens or Design Dilemma forums They specialize in whole-house designs, not just Kitchens. Sure, the Kitchen would be better designed here, but you need to look at your home as a whole, not piecemeal.

What measurements are needed? A full set of measurements for the spaces being remodeled. That means a layout with labeled measurements of the width of each wall/window/door/doorway and the distances between each wall/window/door/doorway. Something like this:

We do not own the house yet so it has been difficult to get the details. I understand that without measurements it is hard to comment but I was looking for some general ideas based upon the photos and current plans

Suggestions:

You should have all the details before further consideration of buying a house..

Go to the county clerk and building permit and property tax records office and see what is publicly available -- any/all county records from any/all offices that involve real estate and improvements to real estate. Ask the staff in each office where else you should ask for and/or look for records.

Know the zoning and building requirements and limitations so you know what can you do and what can't you do to upgrade the house if you buy it.

Buyer's should not buy a house that has not been inspected by an inspector that works for and answers to the buyer.

You posted photos? Are you buying this to flip or to live in? You've been through inspection and know the 'must do' improvements vs the 'wish list' improvements and most importantly that you know and have the budget for said improvements? We that comment on here like to help solve problems but I don't think you know yet what it is you are trying to solve.....

Is your objective to add a powder room for guests?

The "current built floor plan" for the two baths and closets seems unnecessarily awkward. If what you want you actually want is a bath-and-a-half off your master for his/hers powder rooms with a shared tub/shower area, choose the floor plan with that in mind.

Where do the steps lead?

-- both up and down? -- up to bedrooms ? down to basement w/bedroom(s) or family room?

Are you considering altering the exterior wall or footprint of the main floor of the house ion any way?

Do you have a large enough lot to do that and/or large enough budget and/or would there be any legal impediment to doing that?

Does the design of the exterior of the house make needing keeping the double front doors necessary to stay true to the design -- or do you just like the huge double doors? The reason this occurs to me:

If you remade your front entry to create a foyer you could close off from the rest of the house, you could have a door to access a powder room from the foyer ... where you really don't want it opening into the living area. If you remade your foyer as a separate room, you might also consider altering the entry point from the garage to the house (to enter via the foyer) IF that helps you locate a guest powder room in the kitchen side of the house.

IF this powder room you're wanting to add is for guests and if you don't want to locate it off an enclosed foyer separate from the living area, you might consider rethinking your laundry and pantry and entry from garage and mud room to include a powder room in that area?

On the up side: The kitchen with traditional kitchen triangle intact (after you added the cabinet right of the fridge to line up with the opposite wall) works well . That said ...

Where do you usually walk in from? Do you want a mudroom? I see a lot of wasted space. First, why can’t the pantry be moved to that long wall with the single sink and counter (make it a pantry with bifold doors. Then block the whole section into one room w a sink, laundry, and mud room. What exactly can be moved around here? Anything? It’s hard to tell cause the original plan is hard to read.

I assume stairs, garage and back doors, plumbing, etc can’t/will be expensive to be moved?
