Comments (5)If you do find out, might I suggest you then find out from the selling and the purchasing parties how pleased they were with the transactions. Some of them I know are only interested in selling homes in certain dollar categories. That's fine if your home just happens to fall in it. There are a lot of very fine, hard working realtors out there who work their tushes off making sales on a greater number of modest houses whose sales figures look pale in comparison. But like Larry says, they get 'er done. There is also a very fine line between being a go-getter and being aggressive to the point you burn a swath behind you. We are buying a DW in a 55+ park just 4 miles from here and close to all shopping :-) It has a sunny eat-in kitchen, large living room, dining room, 2 bedrooms, 2 baths - one is a reasonable size and the master bath is huge. Master bedroom is roomy and the second bedroom is so large we will probably divide it so we can each have our own space - he dabbles in painting and I have an obscene amount of yarn (I packed a lot of it yesterday) for crochet, laundry room and a shed with electricity. The kitchen has black appliances w/a bottom freezer refrigerator. I have almond appliances now and will be glad to have black again, and an installed dishwasher after 7 years using a portable. We have the name of a MH inspector and someone who does MH repairs, not that that is anticipated right away, but you never know. Just a comfort to have that info at hand from the getgo. I'm so relieved to not have to do the routine to show, never knowing when, what, etc. Huge relief. (I'm using "huge" a lot here LOL) A fantasy I have had for many, many years is to have a bathroom large enough that I can keep the scale in it! Sure doesn't take much to make me happy...... Comments (25)Well, I had a contract and during inspection (and subsequent research under FOIA) found serious issues with the property. Issues that the seller (and most likely the realtor) was aware of. I walked, but sure enough, the property sold soon thereafter. The property next door (same seller/same problems) sold a year later for a higher price without the problems being addressed. I know, I looked at it again. Comments (10)Assuming you do not have an agent working with you (buyer's contract or not), if you walk into an open house that you really like, and want to make an offer, do you intend to go thru the listing agent holding the open house? Because that person works for the seller. She will not try to get you the best deal for you, but the best for her seller. If you see the house and tell the open house agent that you are not working with anyone and then come back and make an offer thru another agent. the OH agent can rightfully say that she was responsible for bringing in the buyer, not your agent. It might get a little messy. An agent representing you as buyer will do a lot more than just show you houses. He or she will walk you thru the entire process. How much to offer? Say the house is listed for $250k, your buyer's agent should come up with comps that either justify the price, or give you reason for a lower offer. Your agent will know the best mortgage people who can streamline your loan process. Your agent will be able to schedule appointments with good inspectors and will help you know what in a report needs to be addressed by the seller and what is just normal. Your agent will hold your hand when anything goes wrong. Find an agent. Walk into three or 4 large agencies in the area and ask to interview buyer's agents.
