Comments (21)Time is also money. A year before we put our house on the market we chose a realtor to sell it for us. Our house was professionally maintained by me and meticulously cared for by my wife so we knew it would sell with ease. That didn't affect our choice. We choose a realtor with a stellar reputation who gives back to the community. She sold the house in two showings to someone on her buyer contact list. Her commission was 7% and she worked for it. Not just on our house, but by developing a reputation in the community as one of the most preferred realtors. Comments (28)I sold my house to an agent and here’s what happened. We went into escrow and she asked for a reduction in the price by 2.5% instead of being paid a commission from my realtor. It was the same out of my pocket so I did it. The realtor then didn’t have to pay a broker fee because she is representing herself in the deal and she didn’t pay taxes on the commission because she didn’t earn one. I could have said no, then she would’ve taken her commission, paid her broker and paid her taxes. In retrospect, I should not have dropped the price the entire 2.5%, only an estimation of what she would net in the deal. So realtor buyers do have an advantage in any deal!!! All these realtors don’t want to admit it on this thread. “Why should her job matter” bc a realtor can manipulate the system. And this is exactly why NAR and Keller Williams lost a class action lawsuit recently - requiring that sellers pay a buyers agent. It inflates home prices and allows realtors to get personal advantages. Comments (6)To clarify some of the above, I don't know of any agreement that will prevent you from buying a FSBO without an agent. I doubt that there is an enforceable agreement that requires you use an agent to buy a house. However, there are agreements that will make you pay an agent even when not using them. If you feel the realtor is due some money, you can even ask to sign a buyer's agent contract so the realtor can get paid something. In this case, your realtor is not a party to the transaction but still advises you and is paid by you rather than from the proceeds....See Morehandmethathammer
