Comments (3)Welcome to the forum. All newbies are invited! Does the 5300 sq. feet represent the conditioned space only or are you including a basement? What are the areas of the first and second floors? What have you done about insulating the old part of the house and the windows? What is your location? FYI - general contractors know very little when it comes to HVAC. Spending money on HVAC is low priority for them. They are going to want to use the cheapest sub contractor for the work. Most people do not realize what they are getting until it is too late. It is good you are asking the questions now. I think the furnace model number is wrong. I can't find anything with that model number. The AC condenser is a Base model. This is builder's grade equipment. Carrier has good equipment as long as you stay away from the low end models. You also need to know the coil model and size and what thermostats you are getting. I would recommend getting 4 inch media filters. Your house is big, but I think 160K BTU of heating and 8 tons of cooling seem over sized even for a 100 year old structure. The first thing you need to ask is how were these sized determined. For a major renovation you should get a Manual J calculation. This is a detailed heating and cooling load calculation. If the HVAC contractor does not want to do this, then consider getting another HVAC contractor. Once the required sized are determined, then you can get to equipment selection and prices. Is the new duct work a separate quote? Are both furnaces located in the basement? The a lots of details to iron out. Comments (11)Really isn't a need for heat pump? Well sure - you can heat with electric strips at roughly 3-4 times the cost of a heat pump. If you are doing a/c, the upcharge is so little that there really isn't a climate in the US where a heat pump isn't helpful. Obviously if your heating costs are $50 a year with electric strips, you will take a long time to pay for a heat pump but it would still be worth it (probably 15 years). The strange thing to me is that you are quoted 20 kw of electric strips which costs a minimum of $2 an hour to run. So if your heat runs 50 hours a year, your payback might be 7 years. If you were in a truly hot climate, why would you need 20 kw of electric strips? I just looked and saw your were near Dallas. Don't listen to that retired tech - that is unbelievably bad advice. I have a vacation rental in a climate with 2300 HDD which is about what Dallas is. I have heat pumps in that and I don't even rent it in the winter. I still probably paid $150 last year to heat it. Comments (12)You as a professional know how to compare system A to system B and determine if the extra cost is justified or not. Most homeowners don't have the knowledge to do this. I think lifetime heat exchanger warranties are becoming more common. In my opinion most heat exchangers fail due to over sized furnaces and undersized duct work. The warranty does not cover labor charges which makes the warranty almost useless. In most cases it makes more sense to put the money towards a new furnace. I think a 99 year compressor warranty is a marketing gimmick. It may be useful if the compressor fails in the eleventh year and then again you have to pay for labor. But if fails in 15-20 years, how many people are going to sink money into an old Goodman condenser? My neighbor and I were shopping for new HVACs systems at the same time several years ago. A third neighbor highly recommended the Carrier dealer she used. The neighbor who was shopping rejected him because is price was very high. I rejected him not just on price, but the system he was recommending made no sense, and his load calculation consisted of walking around the house and checking off boxes on a piece of paper. The quote itself consisted of scribbling numbers on a blank sheet of paper and then subtracting discounts and rebates. The whole thing was very unprofessional, yet if I ask the neighbor who used them she would recommend them again. Shopping for HVAC systems is hard. Comments (11)Sizing can be less of an issue when you have multiple units. Because each unit is controlled independently, provided of course the unit itself is not over sized for the area in which it serves resulting in excessive short cycling. In your case 3 ton plus 2 ton isn't necessarily equal to 5 tons of cooling... unless you drive those thermostats really low. By having two systems with total capacity of 5 tons (which, most of the time this would be oversized for a 1700 - 1800 sq ft structure) has a few advantages. 1. You have the ability to use one system only during low heat days or set the opposing unit higher. The unit set higher only runs if load conditions warrant.... meaning if it's not hot, the thermostat controlling the unit does not call... the unit can not run without a call... 2. Utility bills can be much less... because you rarely use both systems at the same time. You run the bedroom system when you sleep, the other when you're awake. If you have a home office in one the bedrooms you may need to rethink things a bit. 3. Extra capacity for when it's hot out. When it's hot you have the capacity to cool the home. (even while entertaining guests --- additional people add heat) Remember heat waves come, heat waves go... a so call 'properly sized' AC system is essentially properly sized roughly 10% of the time... especially if that system is a single speed AC system. Alot of people I come across like to sleep cool. So for that reason I doubt I would change the configuration of the space. Once you realize what you have, the choices you make are mostly budget type concerns. Essentially a set up like this runs like a 2 stage system.
