You need professional design help NOW before you remuddle that amazing house. Most of it needs to be preserved. Just some tweaks.

kaydeen, I think it might be easier if you just hand-draw the current layout and give measurements. Include windows, doors, wood burning fireplace, etc. Include the rest of the house. Here's the problem: #1 - how to create a tiled entryway including storage for boots and coats (location:Canada). I'm in Canada too. Which Canada are you in, the western damp and not very cold Canada? The western very cold but it's a dry cold Canada? The eastern it's cold and also very very snowy Canada? How many coats? How many pairs of boots? Is there a chance that at some point in the (not so) near future, you might be a not-so-young couple with kids? How many guests do you host at a time? #2 - I don't know how to divide the space into Living room and dining room. What do you do in your living room? Entertain, read books, do puzzles, gaming? How many people maximum? How many people in the dining room? Do you like to entertain? If so, how many people usually? Do you have existing dining room furniture you have/want to use? Again, is there a chance that at some point in the (not so) near future, you might be a not-so-young couple with kids? Willing to blow out walls to create open concept and kitchen peninsula. Open concept what? Kitchen? Dining room? Living room? All of the above? The awkward coat closet at the front door is divided into 3 mini closets (1st for coats/2nd opens into guest room/3rd is small linen closet). Awkward or not, do you want it to stay or go? What's your budget? Do you actually own this?

Main floor bedrooms is a really geographical thing. In some areas not having one really hurts resale value, so consult with a local real estate agent. The ageing parents is something to consider. Removing a bedroom will also hurt resale value, but if you can put one upstairs then it's fine. Like Jennifer said, most people don't use formal dining rooms anymore, and it looks like you have an eat-in space plus island seating. I'm going to guess that the wall separating the living room and kitchen is loading bearing, so there will be extra costs in opening that up so be sure to factor that into the decision. I'd say this is a personal/lifestyle choice. Just do some research before deciding.

If this was my room, I would have the dining table completely away from the window. If the view is that nice in the evening, I would want to be able to walk up to the window and look out. I would forget about the acrylic table legs. Even if you had the dining table beside the window, the table top will block the view, not the legs. But for me, I’d put a low profile bench by the window so you and your guests had a place to sit and enjoy the view. Add a good size sideboard where the armoire is and if you still have room, think about an overhang on your kitchen countertop on the dining room side. Then you can have bar stools for your guests to sit at while you prepare dinner.
