Comments (2)Both powder rooms and laundry rooms add a ton of value to a home. I suggest you talk to a local realtor and see how these changes would impact your home value. My guess is that losing a bathroom will hurt your value, even in exchange for a laundry room so I would try to at least keep it as a powder room. Comments (4)I'd opt for replacing the unit with a white pedestal sink and adding a wall cabinet above the toilet to make up for the lost storage. That sink is not worth saving and there won't be much you can do to the cabinet to distract from it. Look at a Kohler Memoirs Sink which is reasonably priced. Comments (2)since this is a powder room and not a main bathroom, and you are restricted by ceiling height. I would do recessed, or i would wall/mirror mount two sconces on either side of the sink. a single pendant light could be ok but would only light one side of the face....See Morezannej
