coverting laundry room to powder room

Help! I am thinking of converting a my current laundry room into a powder room or guest bathroom. (I was planning to move the washer/dryer to the garage.)

Seeing that the laundry room has already a hot/cold water supply and the drain for the washing machine, how feasible would it be to install a sink and toilet? Is this possible? I have a concrete foundation and am wondering how much work it would be to reroute the drain to include the toilet.

Much depends on the access to the underside of the floor: If the house is over a crawlspace, not too big an issue. If you are on a slab or finished basement, it could be a very large area.

The toilet will require a 3" drain. You can't just hook it up to the laundry drain. The closer a stack is to the proposed toilet, the better. If homes in your area don't have garage laundries, you will be affecting your resale value.

Both powder rooms and laundry rooms add a ton of value to a home. I suggest you talk to a local realtor and see how these changes would impact your home value. My guess is that losing a bathroom will hurt your value, even in exchange for a laundry room so I would try to at least keep it as a powder room. But ask someone in your local real estate market to see.

A 1/2 bath i.e. powder room is not much of a resale issue as long as there is a bathroom accessible to your guests without having to go into a bedroom. A condo with 2 full baths is very salable. Adding a full size washer/dryer makes it even more marketable. I would recommend doing that remodel which will give you the full size w/d-it will add to your enjoyment of your home, and will be easy to market at resale time.

@enduring we are seriously considering a stackable washer and dryer to make it more functional. We will hopefully get quotes soon and make a choice. @Kate Your laundry is definitely my goal! It looks so much more functional. Which front loaders did you go with and do you like them? @HU-187528210 yes, I agree. We would need to bump out that closet. we lose a bit of living room space and a closet, but a functional laundry room is a great trade off.
