Comments (22)Weighing in a little late in the game here, but cutting those 40sq ft out will not drop the price of the house $8K. To reduce by a true $200sqft, you'd have to look at cutting out things like entire bathrooms or cutting the kitchen & laundry cabinetry/countertops in the plan in 1/2 to save a nice chunk of change more in line with $200 sqft. Could you pull the kitchen in a little and delete/modify the peninsula? The large hallway there at the end of the kitchen is wasted square footage that could be used more efficiently possibly alowing for a reduction in square footage. Even changing the roofline on the left to a straight line vs a curved line would save a good chunk of change (although I admit that would be a no go for me). Bathrooms & kitchens make up a huge part of that $200sqft price because of all the extra things that go in them that is not included in bedrooms, family rooms, etc--rough & finish plumbing, electrical (additional outlets, lighting fixtures & GFCIs), cabinetry, countertops. tile, waterproofing, appliances. Because of this, 'price per square foot' is not an exact representation of the cost to build a house--its just the average when you figure in all the components of the plan, specced building materials, specced finishes and site prep. Depending on what finishes you spec, you may be able to reduce the cost of the house such that you don't need to cut square footage. Additionally, by the time you pay the architect to make the changes to the plan, you may have forked out a good portion of the funds you'll save on square footage to him. Just some things to consider. Overall, I really like what you've posted of your plan. I love the front elevation! Looking at it, I think you could easily pull the front of the two story wing back so its even with the front edge of the porch, leave the other 2 wings as is and not lose too much architecturally. That would save you ~26 sqft. I like your thoughts on the exterior materials. Those changes from what is specced by the architect will help save some $$. Stucco is quite expensive so reducing it as much as possible will be a good thing money wise. Painting the brick adds an additional expense. One thought is to not paint the brick right now to reduce the initial cost to build. After you're in the house and you've saved up for it, have the brick painted then. Just my $0.02. Hope this helps! Comments (16)Throughout the years as we have worked on the house, we have been very cautious and done everything possible to do sensitive renovations that fit the period of the house. I too hate to see lovely old houses where people have butchered them. In fact, last night as I was once again watching "Flip or Flop" on HGTV I thought to myself how sad that they are coming in and just rearing down all of those great lathe and plaster walls. We have three kids, and our "illegal" bedroom worked as a bedroom for one of them for ten years. We just stuck a wardrobe in one corner, so we know all about using a space that isn't technically a bedroom as a bedroom. Now it makes a great office, something else that I would think might be desirable to a lot of people. We know for certain that in our neighborhood a master bath would be a huge selling point. In fact, about five years ago, a Realtor told us that this is the only thing our house is lacking. I am starting to think that there is just not enough space in the existing footprint to justify doing this. We know that many people do want move-in ready which would make doing this a selling point. However, amazingly enough, in our highly desirable neighborhood many people do buy these expensive houses and then come in and make extensive renovations like additions. We always ask ourselves where in the world do they get the money to make a purchase that expensive and then immediately also sink a ton of money in the house. We're actually trying to get away from the southwest feel, but some floor treatments are a good idea... probably will have a good effect when the hard floors go in down the road. Comments (5)Your math is correct. The chain will be 13 - 14" The pictures shown above are in rooms taller than yours. Not sure how much taller, but using your measurements and projecting them on this photo, it's more than 104". Here's a visual to help. I took the height of the table leg and assumed it to be 30". I then projected it on the various spaces. Perspective of a photo can be deceiving, but it will give you an idea. I'd start by hanging it 34" above the table and see if that causes an issue with your DH and son getting up from the table. They likely will push back from the table before standing and won't be directly under the light. Lower may actually feel less likely they will hit it than more at head height. You can always try it, if it doesn't work, save all the packaging and return it. It's a large fixture but without knowing what else is in the room, hard to say if it will be fabulous or not so much so....See Moretatts
