Exterior material for mid century modern home

1. OKC location, land with trees in subdivision

2. Style will be mid century modern with flat roof & one level

3. Exterior material: brick or stucco painted with BM revere pewter or BM edgecomb gray or BM rockport gray or other. Trim most likely black

Question: brick or stucco painted? thank you!

What did you decide to go with? I would have done unpainted brick, but that is just my style. Did you use an architect for your home or go with local builder plans or plans online? I am asking because i am up in Tulsa Ok and starting to plan a small modern home build. I have been looking at plans online, as there seem to be no local modern homes newly built in tulsa except for a couple of mansions. I am reading here on houzz that an architect is the way to go, but I'm afraid that would eat up too much of my budget. Plus i would have no idea how to go about finding a residential architect.

If restoration is the goal then you should try to keep the existing materials. Repair the cement panels if possible. Is the 2nd floor siding in bad shape or is it just the paint? You don't provide any closeup but I don't see warped or cupped boards. Sanding off old paint and repainting would IMO be preferable to changing the siding orientation from vertical to horizontal. I'm answering your question in hopes of bumping it back to the top of the questions. You really need to talk with an architect or remodeler who knows where to find the materials for repair or replacement.

Your realtor is giving bad advice, leave the brick alone, you will disappoint the diehard MCM buyers. Your eye goes to light colours first, so leave all the trim especially at the roofline light, no black. If it was my home, I would consider painting the walls a warm taupe/grey, it has to work with the roof color, the brick and the mortar. Choose your colors carefully, you should hire a color expert to be on site. Or don’t paint at all, leave it to the buyer. Maybe the wood at the entry can be restored. Please don’t change anything that is authentic. This example photo shows how the wall and carport support was painted a color to work well with the brick.

Read the Housetweaking blog from early 2011 through 2016/2017 or so. Dana and her husband bought an old, ugly midcentury and DIYed it into a really cool space - keeping the midcentury vibe but not being 100 percent married to it and doing it on a budget. The brick appears to be hand made of natural clay. It has a nicely varied organic look, coloring and texture. Painting will hide the variation and will also require periodic repainting. Real brick is costly and coveted for its natural appearance and because it does not need painting and is low maintenance. It is an intact focal point for your mid century house. Painting it might give it a 'fresh up to date look' for a short while. But right now it looks good already, it is classic and is authentic for your period home. If necessary you can have it properly cleaned and repointed to keep it intact and make it look fresh again.

Contact several local architects and ask them about their fee structure and share with them your budget. A sole practitioner may be your best bet. A lot of people here on Houzz have the same concern, but they are not afraid to build a poorly designed house.
