Dog keeps breaking windows – Replacement advice?
Comments (16)Emily - Your dog sounds like something else. 100+ pounds?! I'm trying to picture which breed of dog is that big. We have a Great Dane in our neighborhood and he's got to be all of that. Seems to be a very gentle dog, but his size is intimidating. And he has an owner who looks to weigh less than he does. I am amazed that she can manage the dog on a walk, but she does. She had to restrain him on his leash, as we tried to pass with our dog who was barking too. I don't know how she managed. She is literally the thinnest person I've ever seen and short to boot. I don't know if you've tried obedience training, but I highly recommend it. We had private lessons with one of our dogs, for the whole family and it made a huge difference. The dog could be counted on to do what you asked him to do. And our dog was only about 60 pounds. It made him a cherished pet that we had no issues with at all. We did work at it consistently and practiced to keep it fresh until the obedient response was consistent and predictable. Comments (4)whoa,,after all that she's asking for 10K more? under no circumstances are you required to pay that. Because she miscalculated the time that was needed, is not your fault it took longer. Do not pay her for that mistake. What does your contract say? What did she say about your 'missing' original doors/windows? Was that written down anywhere (that you were to keep the original pieces)? you 8 missing windows, deduct what those would have sold for from what you owe. guarantee she sold those and kept the money. You've brought up major points, but you've already paid. Basically, you've accepted all of their incompetence. show the owner the mess and drywall mishaps. ensure that those are completed. Do not pay another dime until all your fixes are done. And btw, was the 50% down used to purchase the windows? The remainder does NOT get paid until they are all finished and you are satisfied. why you continued to pay her, I don't know. Replacing thme with no jut out is a bit tricky from what I can see so you will need to get some idea of what is involved I am wondering how that front entry stays dry ? I have to admit the windows as they are in design add something to the house so maybe all metal windows custom made could be the answer or at least really good aluminaum wrap and some much better way to handle the water off the roof...See MoreSeeking advice on whole house window replacement
Comments (7)We have a combo of retrofit windows and NC due to major reno/addition. Only a few windows were installed in old brick and stucco areas. We also had the stucco bands around the windows, and got rid of them. Chose to re-stucco the whole old part of the house (most of the home is now new construction). The old stucco must have let water in around the old chimney/showed a little discoloration...just didn't want another headache in 10 years when it was probably going to be close to its max age in our climate. Color matching/patch job will never work, 1 side of your house has aged differently than another. Compare your pricing, and realize that a stucco contractor working with a home owner will not price the same way as he does when working with a GC (I'm married to a GC)....See MoreDesignlovr36
